That seems like a really odd location and I'm disappointed they won't be downtown anymore. I would have taken the old SportChek over that site. The traffic from Chapters/Starbucks is nothing but money. Maybe a turn off from an access/parking standpoint, but there's not much parking in that lot either. While I love Zippity Zoom and Comic Readers, its not going to generate as much cross-traffic as Chapters/Starbucks would.
