As for how the mall works, well... when your lease is up they can offer anything that they want or offer you nothing at all...
Take it or leave it scenarios really, you are presented with a current or new location and lease agreement, sometimes tenants take and sometimes they don't.

You likely pay more for a more desirable location one would assume. It all comes down to negotiations.
