We knew this one was coming, wasn't expecting a proposal quite this soon though. This is located just east of the MC2 project being developed. Always figured the Wesgroup project would come to market first. There is no mention of the developer behind the project but my understanding is it's Concord Pacific?

GBL Architects Inc. has applied to the City of Vancouver to amend the existing CD-1 (Comprehensive Development) District By-law for 445 Southwest Marine Drive. The proposed amendment would change the CD-1 (71) By-law to include market residential (388,000 sq. ft.), rental residential (63,000 sq. ft.) and daycare uses (5,200 sq. ft.). The proposed amendment would include:
- 514 market residential units in two towers: one at 27 storeys (235 ft.), with a 7 storey podium, and one at 21 storeys (185 ft.), with a 6 storey podium;
-70 units of affordable housing and a 37 space daycare in a 6.5 storey mid-rise;
-411 underground parking spaces; and,
-an FSR (floor space ratio) of 4.27
