That's what I think.
In terms of which projects are real and which aren't, here are my guesses:
AMLI Phase II - real because AMLI is a solid company and they have a stake in the 2nd street district.
Block 21 - real because a contract has been signed and the city is heavily invested in this effort working out. I think many ideas about the site are still being debated, but something will eventually happen.
Gables at the longshoremen's site - real because Gables has been in the business for quite awhile.
I think it's likely that any project located outside of downtown is real, but I have doubts about almost of all of the 20 story-plus highrises proposed for downtown. I believe that all of the press that these projects receive plays into downtown land speculation. And the city is so into believing that downtown revitalization is working that they are the biggest enablers of the hype.
I think that the demand for downtown living can be sustained for quite some time by lowrise and midrise development. I know this point-of-view may not be too popular in this forum, but I think that many of the proposed highrises (especially "The Spring") stand out like sore thumbs. The demand to available-land ratio is too low to justify high-rise residential development at this time in Austin. Maybe, in 10 years or so things will have changed.
