Although I definitely support the increased density and programmatic elements of commercial,, rental, daycare, etc., the design resolution is as bland and generic as one can get. Particularly the podium is graceless, uninspired and ill-proportioned. The site, being visible from the corner of Robson and Thurlow could use a much more articulated and intentional relationship to that view in order to invite Robson-shoppers to investigate. Moreover, the bland face of Rosemary Brown lane will simply reinforce the lane as a purely utilitarian corridor in the city, kneecapping any possibility that it could become, in the future, a retail/pedestrian or shared vehicular and pedestrian augmentation to the shopping district of Robson. While I understand that economics are dictating most of the above, it seems to me that such a prominent, visible, and hinge-point in the urban fabric should be invested with a much higher degree of design sophistication. Many of us are so tired of the lazy design culture of our city when it comes to these types of developments. We should be striving for excellence whenever possible.
