In-development Mott Haven site trades hands for $84M

A Mott Haven site currently under development that's slated to be home to a massive mixed-use project has sold for $84 million, the brokers on the deal announced Friday.

The Beitel Group, a real estate firm based in Borough Park and led by Ben Beitel, has purchased 355 Exterior St. in the trendy South Bronx neighborhood from the Lightstone Group, according to Midtown-based brokerage Rosewood Realty Group. The company's team of Aaron Jungreis, Ben Khakshoor and Alex Fuchs represented the buyer and the seller in the deal.

The Beitel Group is planning a sprawling two-towered project at the site on the Harlem River waterfront that will span 515,000 square feet with 755 apartments and 194 parking spots, similar to the project Lightstone had been planning. The towers will stand 40 and 26 stories tall, and Beitel recently landed a $305 million construction loan for the project from Scale Lending, the debt financing branch of developer Slate Property Group.
