SAN ANTONIO | The Santa Rita | 10 FLOORS | 118 FEET | Approved

Well.. I'm not even sure if many find this to be worthy of its own thread (even me at times) but this just received final approval from the HDRC earlier today. "A key component of Hemisfair's next phase took a big step forward this week. The Historic and Design Review Commission gave a certificate of appropriateness this week to a mixed-use development helmed by Post Lake Capital Partners and Trube Corp. The move allows the group to break ground on the development at East Market Street on the Hemisfair grounds, which is expected before the end of the year. Plans call for 304 residential units, a nine-story parking garage and ground-floor retail. The three-story building will house food and beverage tenants.

Office of Historic Preservation staff recommended approval of both buildings, with some stipulations regarding building materials. After concerns were raised by some on the panel and the San Antonio Conservation Society, FitzGerald Associates Architects Principal Mike Breclaw said he was in talks with the project team, Hemisfair and the developers of the Monarch next door to find ways to blend further into the surroundings. In a press release, Hemisfair CEO Andres Andujar said the project adds to density in the area not seen since the 1968 World's Fair and touted the benefits of residential developments mixed with green space.

'We've seen firsthand how combining residential living with vibrant parks like Yanaguana Garden can transform a community, and we expect Civic Park to do the same,' he said. 'Increasing downtown density strengthens the urban core by boosting local businesses, encouraging walkability and making public spaces more vibrant and active. It also promotes sustainable development by helping San Antonio’s city center become more resilient, dynamic and economically strong.'

The project has been dubbed 'Santa Rita,' after medieval period Augustinian nun St. Rita of Cascia. Project leader John Trube said the project will "enhance the urban fabric" of the urban core.
'This project represents our commitment to creating spaces that foster connection, support local businesses and celebrate the rich history of this remarkable area,' he said. 'We believe the Santa Rita will be a vital addition to Hemisfair, bringing new life to the heart of the city.'

Santa Rita would sit along East Market Street between the Monarch and the convention center. Hemisfair is still evaluating what to do with an empty parcel on the other side of Monarch. Earlier this year, local developer AREA Real Estate pulled out of its deal to build a 17-story apartment tower due to financing issues."
