While I don't consider this as Metro Center (since it's across the highway and around a 1 mile walk), it would be good to see some multifamily residential pop-up along Dunlap. Hopefully, there will be more to come. I think the area has potential for some really good redevelopment.

On a side note, I was across I-17 just yesterday and the apartment complex about a block North of Dunlap on 29th Ave next to the Goodwill is coming along nicely. Hopefully, this helps to kick-start some density in the area. Along with the Metro Center redevelopment, this could really turn the area around.
