RioCan paid nearly $30 million to acquire a parking lease on the site “which removed a significant encumbrance in advancing the redevelopment” so we may see this very large HPA mixed-use design move forward sooner rather than later. The (welcome) number of HPA projects u/c and in the pipeline around downtown is astonishing (The Well, SkyTower/Pinnacle One Yonge, 88 Queen, 19 Duncan etc. all u/c).
West Don Lands: Blocks 17 & 26 | 141m | 43s | Aspen Ridge | Core Architects l pre-construction
Application is in for this 43, 34 & 18-storey mixed-use project with rentals (including affordable), condo, retail, community space (in heritage buildings) and public space. The site of the former Dominion Foundry.
Brookfield Place l ?m l 51s l Brookfield l KPMB l pre-construction
Nearly 600 rental units and retail incorporating the heritage building on site. Originally planned long ago as a Phase 3 Brookfield office tower, now switched to residential. Should be nice with architects KPMB at the helm.

With this pic, I wanted to show that Toronto's a dense mid-rise city too, not just a skyscraper town.
The photo you posted captures some of the amazing mid-rise neighbourhood west of Spadina... which soon will certainly be one of the best nabes any where in the city... so many gems like Waterworks (with it's Food Hall), the Ace Hotel, BIG's KING Toronto (u/c in the photo), the beautiful public realm improvements along Wellington Street (part of the mid-rise contribution from The Well) etc.
New renderings (new architects) of a much-improved (and slightly taller) resubmission for this mixed-use project in the booming Yonge and Eglinton skyline cluster. Replaces a phoned-in snore-fest design from IBI Group.
Big changes to Church Street north of Queen with 88 Queen rising to an eventual 51 storeys (bottom right in the photo) to be joined by 2 even taller towers in the pipeline at Queen and Church, plus 3 more tall towers (2 u/c and 1 in the pipeline) tall projects to appear in the centre of the photo… and more further north.
Monolithic addition. At least the residents of the 1500 residential units will likely add to customer traffic for the St. Lawrence Market and its new sibling u/c across Front Street.
Lower Don Lands Redevelopment | Waterfront Toronto l u/c
Waterfront Toronto is issuing an RFQ for a new pedestrian/cycling bridge to join the future communities of 1. Villiers Island and 2. Quayside across the Keating Channel. Hopefully the winning design will be as classy ;-) as the rest of the new bridges already installed in the Lower Don Lands mega-revitalization project.

A new tallest for the Kipling and Dundas West area west of downtown near the Kipling transit hub. 668 residential units plus retail. CentreCourt purchased the site a few months ago.
New image for this proposed residential conversion of the 1913 Canadian Pacific Building (to be retained) with a new 21 storey infill building behind. Much debate continues about this one (mostly about the architecture of the infill addition) but bettin’ more residential conversions of older commercial stock will happen in the future.
The heritage street-wall looks great and the wiggles of the new tower occasionally look good… shame they cheaped out on the glazing/window-wall. Wasted opportunity.
While curtain-wall manufacture is likely well underway I couldn't help pondering what some glazing colour differentiation between the CIBC twins might look like when Phase 2 is completed... so I scribbled a coppery Phase 2 that I think compliments Royal Bank Plaza... just a day dream though.

Lakeside Residences | 158m | 49s | Greenland (or Pinnacle?) | Hariri Pontarini l back from the dead?
Much recent discussion about Pinnacle taking over this long-stalled project (no activity since late 2021 except partial excavation) from nearly(?) bankrupt Chinese developer Greenland. Supposedly the orginal architects Hairi Pontarini are still on board which would be good news for this large project located on a prime waterfront site in Bayside. Not clear what the status of the original purchasers is or whether Pinnacle will honour their purchase agreements.
Mississauga

Hard to keep track of all the “M”s in M City.
Right of centre below are M1 and M2 topped out with M3 (tallest in M City @ 77 storeys and 260.3 metres) rising in front of the twins. M3 is the 5th tallest tower under construction in Canada.
Bottom right in the photo is a glimpse of the excavation for M4 (@ 67 storeys and 215.6 metres). Apparently the sales centre is now being moved for M5 (@ 36 storeys) so that phase will be starting soon too.
In sales now is M6 @ 57 storeys and the ‘swoop’ image released of this Hairi Pontarini (HPA) design looks almost exactly like Pinnacle One Yonge’s Phase 1 tower now complete... also designed by HPA. Maybe some copy and paste from a very busy architecture firm lol?

The tallest of the 2 towers is just half built above the podium … so when complete there will be a nice peak near Spadina to break up the proliferation of 150 metre towers west of the core.
^ The odd construction hoarding advertising around the Grand Hotel Redevelopment site next door featuring what looks like a super-tall … on Jarvis Street lol.
Some wonderful public realm shots by Patch. Danish architects COBE and Canada's resident landscape genius Claude Cormier doing everything right with this project.
Weston Park Development | 172.13m | 50s | Castlepoint Numa | SvN l pre-construction
Looks like this 50 storey flat-iron (and 45 storey second tower) should be moving to approval soon as the proponent is supportive of the city’s intent to designate as heritage a couple of properties including the masonry church on site. Mixed-use designed by SvN and Giannone Petricone in the Weston neighbourhood (intersection of Lawrence Avenue West and Weston Road).
Somerville Construction has been chosen for Bathurst Quay Waterfront Park and Plaza… they’ve done great work like Cormier’s “Love Park” and “Berczy Park”.
Planning is underway just to the east of the silos for a great public space that incorporates an existing pier (which hosts under-water parking garage).

This smallish office (suprising?) and retail development has shoring already well-underway near Bloor West and Landsdowne Avenue (missed by UT forum members … until now by @rdaner). Originally proposed as mass timber but not sure if that’s still the case. Guess they have some commerical tenants interested (doubt it would be built on spec but who knows).
