Ugh 'branded content' from Daily Hive. What makes the building much more interesting than the 'don't ask us how much you'll pay for the repair' collision repairers is that they're sitting underneath Precision NanoSystems and their 75,000 sq ft new global headquarters, and genetic medicine biomanufacturing centre, which will allow the company to expand its capabilities to include the clinical manufacturing of RNA vaccines and therapeutics. Originally it was designed to be a strata industrial building, but they took everything over the car repairers.

Is that why there are so many injured Tesla's on the old tram right of way near Granville Island? The No 1 Collision shop there? What is a 'luxury collision" anyway?

That's near the existing Tesla service center.

As for luxury, well if you have to ask... don't worry about it.

No 1 is an approved Tesla repair centre though. Does that service center do major body repair work?

No1 does and Tesla is not ICBC certified, I don't know why. They do collision repair in the US. I know you can get Tesla to replace windshields etc. and you need to pay up front before ICBC will re-imburse you, I don't know about the rest.

As far as those cars in the picture (which is over a year old I think), I have no idea what the history is. Perhaps they are write-offs.

That would still be under the 150ft frontage required for a tower, unless they also count the frontage along the cross street of corner lots?

This is interesting, Reliance Properties is selling their lot at St George and E 8th. They had proposed a seven unit townhouse for the site and a development permit was approved in February this year.
With the three adjacent SFH lots along E 8th a 20 storey rental or 12 storey strata tower could be built.

Only this one sold within the last three years.

2536 GUELPH Oct 5, 2020 $1,505,000

Seems like someone owned the other properties since the early 2000s at least. They were doing unapproved renos on the buildings

THAT the City Clerk be directed to file 336D Notices against the titles to the properties at 469, 477, 483 and 491 East 10th Avenue (Lots 13, 12, 11 and 10, Block 124, District Lot 264A, Plans 1355 and 1771) in order to warn prospective purchasers that there are contraventions of the Zoning and Development and Vancouver Building By-laws related to these buildings.

B. THAT the Director of Legal Services is hereby authorized, in her discretion, to commence a legal action or proceeding in relation to the premises located at 469, 477, 483 and 491 East 10th Avenue and may, in her discretion, seek injunctive relief in that action or proceeding, in order to bring the buildings into compliance with City By-laws.

They aren't assembled yet, just sold together. I think they are all owned by the same individual or group and were being rented out. They all have the exactly the same garage and fencing along the lane.

All 1910 built houses, a bit of a shame. Hopefully a few of them can be saved.

Some nice old houses on that block.

The CoV projects that the planning area will grow from 80 000 to 130 000 in the next 30 years.

Looking at the growth of the downtown peninsula over a 30 year period - from 1990 to 2020, the peninsula doubled in population from 55 000 to 110 000, so I think the Broadway estimate is way too low. There's also a lot more potential in the Broadway planning area with virtually every residential building eligible for redevelopment, and at higher densities than we first saw downtown. I most cases the new development will have 4 to 5 times the number of units than what was there before. I would predict the Broadway Corridor would easily more than double, or even close to triple in population in the next 30 years to well over 200 000.
