11 years on. My mind is always blown how this seems to be the average timeline.

I'm hoping they start this before the western extension is completed. Would be nice to have at least one building done to use the station.

The temporary alignment is right against the property line although I guess they wouldn't have been able to use that space for staging anyhow.

This one had a zoom community meeting last week to show a redesigned site plan.

The development proposal for 335-339 Roosevelt Avenue, comprising a mix of low and mid rise residential buildings, is currently going through the process for Site Plan Approval.

Through a recent initial pre-consultation with staff, City Parks’ staff have requested parkland on the site. This was not contemplated during the previous Official Plan and Zoning By-Law amendment stages and therefore a revised site plan concept is being considered that would add one storey to one building and two storeys to another.

Such a revision would also mean a potential OPA/rezoning. Our office will be hosting a virtual Open House to provide an opportunity for the applicant team to share information on the potential changes and to answer questions that the community may have.


I couldn't attend, but my husband did.

There is a small park and a walkway from Wilmont to Roosevelt allowing residents there to walk to Kichi Sibi station without having to walk out to Churchill and around (in that case it is likely closer to walk to Westboro station.)


I can't find any online links to either the presentation or new proposed site plan.

I suggest that we continue any discussion over in Skyrise Cities since, in effect, this is a whole new project. At this time there is no dedicated post to the project there since there's nothing to post except a link back to this outdated thread.

Personally, I'm excited for the walkway, but only because it allows me an additional option when walking home from that end of Westboro (and allows me to be off the MUP since I don't like sharing paths with bikes.)

What's going on with this project? I assume it was on hold due to the temporary transitway using part of its land...

But now there is a notice that Leiper wants to put a park on the property?

There was a park agreed upon at I think OLT. Then the city did design I believe and the builder requested the parking garage entrance within the parks street frontage which cause another disagreement.

Everyone massively overblows the amount of traffic these buildings produce.

No I heard City forced a Park on the property because of the new park rules even after everything got resolved at OLT and zoning was approved.

So now they had to redesign to accommodate the park.

Sounds like the left hand doesn't know what the right hand is doing at the City. First time that has ever happened.

Updated proposal (September 2024)

The following high level changes are proposed to the development, as discussed in this report and in the plans and studies supporting the applications:
  • Introduction of a 718.5 square metre public park at the corner of Winston Avenue and Wilmont Avenue;
  • Elimination of the two (2) three (3) storey low-rise buildings along Winston Avenue and Wilmont Avenue; and,
  • Redeploying the massing of the low-rise buildings onto the upper storeys of the towers, increasing the height from 12-storeys each to a 13-storey and a 14-storey building.

How is the removal of residential units & density to make space for a patch of grass considered a good thing? I can't with this city...

It won't be just a patch of grass, the city will come in after and add the park amenieties. And I believe the units from the low rise were absorbed into the towers.

They've been going back and forth between shades of grey and muted brown. One version had some renders in grey scale and others with the muted brown.

Overall, this might be my favourite version. I like the the articulated massing of the towers. In a way, I liked the small apartment blocks, but they seemed out of place. The park will go a long way in an area that's been seeing significant densification.

But yes, I would prefer some colour, even if it was muted brown.

Yup. Maybe Hurdman. I assume the towers at Lees (at least a few of them) and along the SE Transitway pre-date the Transitway.
