Five years ago, when Hannah and I first attended an open house for a proposal at this site across from the Oakridge Centre, what we saw looked very different from today. Since then, the anger some felt about these changes has dissipated once the Cambie Corridor Plan’s Third Phase was approved in 2018. That’s despite it allowing a revised submission that’s 23 floors taller, with twice as many homes, five times the office space, a daycare, and a youth centre.

However, both its neighbours, and previous members of the Urban Design Panel, have criticized the plaza it will create beside the intersection where Cambie meets W 43rd Avenue. Even with the increased pedestrian traffic that the Oakridge Centre’s transformation will bring, this latest batch of volunteers couldn’t imagine it becoming a successful gathering space for 400 people either. To improve its attractiveness, their first recommendation was “to provide design development of the plaza so it can hold greater range of activities.”

Sad to hear about the colour change but just really hoping they get a BP soon and get this office component built.

Downtown Vancouver is full of sterile, little used plazas. Why would you think this would be any different?

The colour looks pretty ordinary now - but I wasn't a fan of the orange.

I wasn't a huge fan of the orange either but would prefer it to the standard blue grey bland used everywhere including extensively at Oakridge.

Can there be anything more despicable? But Onni Group is doing that in a financial dispute with the city. And it's why the company is now being sued.

It is hard to imagine anything more despicable than a real-estate developer holding 44 severely, physically disabled residents hostage, but that’s what the Onni Group has been doing since July because of a dispute with the city over money.

Only day before residents — people with spinal injuries, acquired brain injuries, and several on ventilators — were to begin moving into purpose-built housing in Onni’s 3,005-unit Cambie Gardens, the Vancouver-based development firm owned by the de Cotiis family refused to unlock the door....

... The dispute that has halted their moving plans is between Onni and the City of Vancouver over an energy services agreement.

In an emailed response to questions, the city said that agreement would “outline the delivery of heat and hot water to the units the city will own when the project is completed.”

The city provided Onni an occupancy permit on June 3. According to the city, that permit “enables Onni to allow (Vancouver Coastal Health) to access their units at any time.”

Onni has refused.

On Monday, Vancouver Coastal filed a civil lawsuit in B.C. Supreme Court naming Onni Pearson Dogwood Development Limited Partnership and Onni Pearson Dogwood Holding Corp.

It claims that the primary, if not sole, reason for the delay is because the developer is trying to “gain leverage in a commercial dispute”. It is seeking both general and special damages.....

All they need is an interim letter agreement between ONNI and the City that the City will pay the eventual rates negotiated under the services agreement for the interim period (that the rates will be retroactive).
Obviously ONNI isn't going to provide free services during the negotiation period as there would be no incentive for the City to finalize the agreement.

Onni are generally pretty scummy though, too... They were one of my clients for years and their projects were never smooth or friendly. They have pulled more stunts with their projects than any other developer I'd say. Ie. the "Level Furnished Living" controversy over short term stays (Onni didn't get it properly zoned when they got their permits, I believe issues may also have arisen at The Mark and The Charleson too). Then there's the saga with their Imperial Landing project in Richmond, which I'm sure most people here aren't familiar with. That was involving them trying to allow commerical uses that weren't allowed in the rezoning for their waterfront buildings. The Imperial Landing issue justy recently got resolved, and tenants have moved into the units. But they had been built and vacant for almost 10 years while the dispute was going on. I know they had issues with their Centreview project in North Van, and commerical tenants at Onni project are known to hate them (I can speak for Fitness World for one, and they told me other tenants have lots of issues too).

This latest move isn't going to win them any fans, I wonder how the courts will decide...

Oxford properties and Intracorp Homes broke ground in a ceremony today for a new multifamily development in South Vancouver that will be located at the southernmost node of the Cambie Corridor.

The development, called Ashely Mar, will consist of three towers that will house 649 rental units. The project is a mixed-use development that comprises market rental and co-op homes. One tower will be dedicated to the 125 co-op units while the other two towers will house the 524 market rental units.

According to the development's press release, two new 27-storey and 32-storey market rental towers and a 16-storey co-op tower will make up the three towers that will be distinct to the site.

“The development will replace Ashley Mar’s previous 54 homes plus add an additional 71 co-op units, for a total of 125 units delivered back to the co-op upon completion,” said the release.

The co-op members that are currently on the site will be temporarily relocated while construction is underway and will be moved back into the re-developed 16 storey tower once completed.

It is expected to be ready in summer of 2025.

“We had a great groundbreaking ceremony today, we're all casting our minds forward to the summer of 2025. When that site will be transformed into a real hub of life and activity,” said Tyler Seaman, senior vice-president, Canada at Oxford Properties Group.

The 1.5 acre site is located at 8495 Cambie Street and 8460 Ash Street and will feature bachelor, one, two and three-bedroom homes. It is steps away from the Marine Drive Skytrain station, in addition to a movie theatre, grocery store as well as shops and restaurants.

The architecture of the towers is described as “featuring a series of frames and inset panels to create a strong rhythm and bring a human scale to the lower podium,” according to Intracorp’s website.

Seaman says that the project will provide roughly 1000 rental homes which will make the site vastly more efficient and optimize space by increasing density.

“The design is meant for it to really integrate into the community, the fact that we have the skytrain running right along is a huge benefit,” he said.

Once the project is finished, Oxford Properties Group will manage the market rental homes while Ahsley Mar will manage the co-op units.

The release says that the project is meant to enhance the co-op’s sense of community, it will feature communal resident amenities like electric vehicle charging stalls and hundreds of bicycle parking spaces.

Seaman says that the project is a purpose built rental project that hopes to attract renters who are looking for a stable and long term living situation.

“It's an intentionally purpose built rental place where people can come to us and get the security of tenure. They can put down roots knowing that they're going to be living in a home that is owned and professionally managed by an institutional landlord, like Oxford, and we're in for the long term,” he said.

Ashley Mar will be unlike other rentals like a condominium or strata who are either owner occupied or have investors who rent them out, Seaman says. The hope is that this is a project that is far more enduring and will create economic and social value through real estate.

Nice to see the Marine Gateway skyscraper cluster growing. For a while I was afraid it would be stunted. However, I still need to stress that the commercial zone needs to be expanded. For a commercial node to succeed in the long term, what we have currently is way too small.

Not an obvious redevelopment (yet). It's a 1995 building that was the Sing Tao print plant and warehouse, with 3 floors of office. Available 1 November.

A full city block on the West side of Cambie Street between West 27th and West 29th has sold to Aria Pacific Development for $34,000,000 or approx. $336 per buildable SF based on an anticipated density of 2.50 FSR per the site’s 6-storey designation in the Cambie Corridor Plan.

The site had previously been assembled between 2016 and 2020 for a total of $40.8 Million by developer Amy Washington. It had been listed for sale since 2021 with a combined asking price of $39,920,000.

Would be great if they could find a way to retain the house on the south corner, but at that price, I'm sure they'll be looking to maximize the density.

Odd they haven't yet assembled the whole block, unless it's just 4427 Cambie St (because it looks as if it's already stratified) that sold and not also 4491 Cambie St.
