True in the strict sense, I guess. Worth mentioning that the Bigelow Apartments in Ogden (historic conversion) is 12-stories and the 14-story Summit at the Cairns in Sandy is mixed-use (hotel and condos). Centennial towers in Sandy (still under review) is/was also slated to have a 10+ story residential tower.

I think both Provo and Ogden are way underdeveloped when it comes to residential towers in the downtown areas. Probably over the next few decades, Sandy's Cairns at best will develop into a Los Angeles/Century City type node. I don't think Sandy will ever realize the same vibe as Downtown Ogden or Provo's potential.

It's the grid. Pedestrians need a network to walk around. Otherwise, it becomes a tall building with a big parking lot.

That's why San Bernardino feels like a "downtown" even though "The City" in Orange has a better skyline.

That's good news for Utah. Think of all the little central business districts that can urbanize into mini-downtowns! Midvale, Pleasant Grove, American Fork, old Magna, Bountiful, even Kaysville somewhat.

Other places like West Valley and Orem can, at best, turn into "The City."

Just yesterday I saw they have demoed the Bill Harris Music Store. So, it looks like that project is getting underway. See Delts post for project details.

Nothing has happened on the student housing projects mentioned by i-215. There are still fences around the projects, but no progress.

Orem City Council gets first look at new city hall design

Renderings for the new Orem City Center were presented during the city council’s work session Tuesday.

While there is still tweaking to do before the final drawings, the architects are comfortable with the current direction of the plans.

The building of the new city center is scheduled to begin in spring 2023...

...The new building will be about 70,000 square feet, compared to the current city hall, which is about 48,000 square feet. According to Jamie Davidson, city manager, the current city hall is not a good use of space.

“The new one will be far more efficient,” Davidson said, adding that it is being built for growth and use in the decades to come as needed.

The ground floor of the west wing will house the city council, a community meeting room, the finance department, information technology, fitness and public services including the 311 center.

The two wings of the building are connected by an atrium style lobby that opens to the third floor. Visually, you can see through the building from south to north.

The second floor would house the fire department administration offices, emergency operations (which is currently in the public safety building) and development services.

The third floor would include the mayor and administration offices, human resources, city attorneys, the recorder’s office and code enforcement....

Old bill Harris block is being demolished, but NOTHING is planned for it. There were TWO developers at different times that had planned on a large housing project but BOTH have fallen through. It’s not the fault of the city, but funding and making it profitable of sorts.

The first one was larger at about 10 stories. The second was smaller at about 7 stories— classic 5/2 design. But now that is scrapped.

Basically “they” tore down for safety instead of instantly replacing immediately.

I think we are 3-5 years out before we see anything happen.
It’s “the mix at rivers edge 2.0” all over again….

Blue sky on center and 100 east is also on hold by the developer. They tore down buildings for safety, but nothing concrete as far as groundbreaking for the 6 story residential/commercial project.

Again, we are probably 3 years away before we see any movement on that property.

Allegiant opens home base in Provo, announces nonstop flights to Nashville

It has taken a few months of waiting, but Wednesday was a big day for Allegiant Travel Co. as it officially started its base of operations for Utah at the Provo Airport.

The event was capped with the announcement that beginning Feb. 15 Allegiant will offer nonstop service to Nashville, Tennessee.

If residents drove by the airport Tuesday at dusk, they would have seen three airplanes from Allegiant lined up at the gates and ready to start service. Allegiant has been serving Provo customers for more than a decade. In recent years, following the pandemic, it has added a number of flights out of Provo.

“Our customers in Provo have been asking for more travel options since we started serving the city in 2013,” said Drew Wells, Allegiant’s senior vice president of revenue and planning. “Making Provo a base opens the door for an expanded route map for area travelers to get to top-tier destinations like Nashville.”

One-way fares for the Nashville route are currently being offered starting at $59.

In April, Allegiant announced it would invest approximately $95 million to establish a four-aircraft base of operations, creating at least 157 new, high-wage jobs in the process.

With this new service to Nashville, Allegiant now offers 12 nonstop routes from Provo to cities such as Austin and Houston, Texas; St. Petersburg/Clearwater, Florida; Phoenix and Mesa, Arizona; and Palm Springs, Los Angeles and Orange County, California.

To date, Allegiant has flown more than 1.5 million passengers in and out of Provo, helping to make it the second busiest airport in Utah.

The route from Provo to Nashville will operate twice weekly. Flight days, times and fares can be found at Allegiant.com.

Growth at the University Place campus in Orem is taking another leap in 2023. By fall of next year, the Courtyard by Marriott hotel will be completed and open to the public.

Located near where the old Utah Transit Authority bus terminal was, this hotel will bring numerous amenities with it, according to Guy Woodbury, senior vice president of Hospitality at the Woodbury Corporation.

According to Woodbury, the hotel will be five stories high and contain 140 rooms, with a goal to provide customers with Utah Valley’s notable mountain views.

“There is the Bistro Restaurant with American fair that serves breakfast and dinner. There will also be a Starbucks,” Woodbury said. The hotel will also offer a business center along with a 1,500-square-foot meeting space, a 420-square-foot board room and multiple collaboration areas.

“This is the hub of Utah County and the hotel adds another synergistic piece — a place to stay at the hub,” Woodbury said...

...University Place was redesigned to keep relevant with modern changes and a place to live, work and play. Now, it will be designed for short stays, including for those coming to the area for sports and other events.

“This is going to be leisure and business with a broad swath of people coming to town. It will be the place for you to stay,” Guy Woodbury said.

University Place, once known as University Mall, first opened in 1973 and maintains its value for people in the area. “We hope to keep incredibly relevant as part of the community” he said.

The Provo Frontrunner station pedestrian bridge begins construction this week.



Planning documents indicate that work on the structure should have started this week. The contractor claims it'll be finished in October.

As part of the ongoing conversion of the former Towne Center Mall into a major mixed-use center, The former Dillard's
Department Store, (which moved to the University mixed-use Center) is now being converted into a full-service Target.


The official word is out: A Target is coming to the Provo Towne Centre. For Brixton Capital, owner of the Towne Centre that means another milestone in the mall’s renovation.

The national retailer will occupy 135,000 square feet of the former Dillard’s building at the Towne Centre. Brixton Vice President of Development Justin Long said, “The lease with Target is an exciting first step toward the full transformation of Provo Towne Centre into a reimagined mixed-use center that meets the modern needs of the community.”

The new retail store will carry all of the well-known Target brands and merchandise seen at any other location as well as a large grocery section with a full pharmacy and more. All in all, it’s something residents of Provo have been excitedly waiting for...

...Substantial work has already happened on the inside, including seismic upgrades and heavy floor reinforcement. The space will be outfitted with a new, larger elevator.

The store itself will fill the entire top level of the building with the first level having 30,000 square feet of storage space. The outside will turn into the recognizable Target frontage with a reconfigured parking lot.

Brixton Capital will completely refurbish the structure and associated 12.5 acres of land.

While an opening date has not be confirmed, it is anticipated the store will open by the first quarter of 2024.

Brixton’s plans for the remainder of the 40-acre Provo Towne Centre include the addition of multifamily housing and other mixed uses to improve livability, shopping and community within Provo’s East Bay neighborhood.

Brixton’s Vice President of Leasing Eric Li noted, “We are in active discussions with other retailers and restaurants that wish to move to Provo Towne Centre and will be providing additional information in the coming months.” ...
