I have gone through like 5 different articles and all of them state "Greater Phoenix area". Weird.

It's going in Chandler, in the Price corridor South of 202. NEC of Price and Queen Creek I believe.

^ Not likely given that LA is out of industrial space. This is most likely just adding capacity.

Interesting.

The article claimed it was to become the hub for the western US. Just wasn’t clear if that was additive or replacing existing. I believe they had made threats recently to leave LA over the train robbery chaos that seems unstopping.

There's a couple things going on... the robbery chaos has to do with UP's well-known failures to secure their railroad and the problem being compounded with PSR. They run longer and longer trains shunting them back and forth well beyond their yards, sometimes blocking road traffic for extended periods of time. I don't know if BNSF is suffering from the same problem.

The other problem is this isn't really that close to LA. They have to go through Barstow and down back the Peavine to access it on their own track or double back on Union Pacific track to access it the other way. I don't understand trackage rights but this seems to be a weird place to build a hub, maybe their spokesperson is just speaking in non-technical terms.

I think the Elwood Logistics Park outside of Chicago is closer to what this will end up being. Probably some relief of LA traffic but I doubt they're moving much as long as demand remains strong in that region. BNSF and UP have both built these huge yards outside Chicago in the Elwood area but still have a large presence closer to and including Chicago proper.

Man the skyline is getting dense. Good picture.

I wonder if Derby could redeem itself by having a front that isn't terrible. Time will tell.

I like that rooftop bar a lot because you can kind of imagine the skyline with Moontower, Skye, Central Station, and Astra. Moontower is flying!

Well, it is the backside facing Angles. Not sure they really could've done much with the blank wall. I'm surprised they were able to add a row of windows to be honest.

I'm sure the front will be better.

They could've added those twinkle lights like they had in the rendering. Add more exciting dazzle to the skyline at night. Smh. Hate it when renderings lie to me. But I still think Derby isn't that bad looking.

Yeah, me too, I'll be back for sure it will be a good vantage point for seeing those all come together. Moon is humming right along.

Is there any possibility those lights still get added? I'm going to head back up there at night sometime to get similar shots in the dark, it would be pretty cool if they had a light show happening to compliment The Stewart. We had some friends in town and they said "it feels a bit like Miami"

Miami huh?lol. We are far from Miami but coming along for sure. Maybe Orlando,lol. But I actually kind of like Derby, I’m sure the front will look real nice. It definitely looks better than X society does.

U.S. expected to see 48.5M square feet of new office space in 2022, nearing pre-Covid

Good news for office space...hopefully translates here to the Valley. Plenty of large employers (specifically FIs) will also start "returning to office" next month as well...
