I thought code dictated a minimum of 0.1 visitor spots per unit beyond the first 12, which by my midnight math, works out to 11 ((116-12) x 0.1).

By-law does dictate that. I believe they needed an exemption during approvals.

1125 & 1149 Cyrville Road was purchased by Westrich Management Ltd. from Mrak Holdings Inc. (Mark Motors) for $8,500,000 or $106 per square foot. It is zone Mixed-Use Centre.

Wow. $8.5 mil. Maybe they didn't need the tax break for the Montreal Road proposal.

Hey mods - this proposal has been updated from 6 and 12 floors to 6 and 20 floors.

There seem to be two different pages in Ottawa devapps for it - but the latest documents look to be the same in both...

I'll say 20fl seems a lot more logical than 12fl. Let's get some bodies in that ghost station that is Cyrville.

Still no retail.

Frustrating that all of the proposals are within the Labelle and Cummings triangles and nothing has been proposed directly adjacent to the station itself.

Cyrville road is definitely the areas best bet for a new traditional main street in terms of size and traffic, not to mention it leads straight to an LRT station. It would really be shame to see it have a suburban condo block feel at street level.

Looks like that's where we're headed.

Retail/main street would also have been a nice nod to the streets past as the heart of old Cyrville Village.

Might be a chicken and the egg thing, where it would be risky to plan for street-level retail all along Cyrville in this development at this stage (not a lot of tenants might sign up), but with this and the other big development nearby, it could be good going forward (but too late if they are planning on street-level units), can't retrofit at that point.

Also strange they're not doing the tower on Cyrville street but in the back of the lot.

They could have at least proposed townhouses along the street.

Looks good (but I'm sure it will be value-engineered to death like everything else). Too bad they don't have a couple corner retail units.
