No argument from me (although, I would call it "information," since I'm not sure many people "know" that much). Beyond that, I 100% agree with you.

It's possible that your first paragraph can be explained by how specialized knowledge grows exponentially in a way that colleges just cannot prepare students adequately. In many professions, a degree or certificate merely gets you in the door. But you're still expendable if you don't grow your specialized knowledge and put the puzzle pieces together in a way that colleges are not equipped to address.

The wisdom? Well I think that may or may not come with age and experience. There's not a great way to identify and forecast wisdom in job applicants. Sometimes we just need to roll the dice and see how they work out, with a willingness to let them go if they're not.

Not sure how we got to this topic, but yet we did.

Its more of a high level criticism of our society than a specific problem with easy solutions.

Samsung's $17B chipfactory is headed to Texas, not Arizona, WSJ reports

Guess it's official. Samsung's new site will be in Texas. Would've been nice to have it in The Valley but let's hope TSMC continues their expansion based on some of the rumors.

Considering only 4 or 5 plants on this scale will be built in the US and we got 2 already I am not worried!

Yeah I’m impressed we got TSMC. It’s pretty impressive already what they are building.

For the record

There's a couple of interesting articles that are not specifically about Phoenix but are highly relevant to Phoenix (development).

The corporate climate migration has begun
Dec. 10, 2021 By Andrew Freedman - Axios
Quote:
Companies large and small, some with longtime roots in their neighborhoods, are on the hunt for new real estate that is less prone to weather and climate extremes.

Why it matters: The corporate migration underway indicates vulnerable communities may see an exodus of large employers in the coming decades as oceans encroach. Inland areas prone to flooding or wildfires may see similar challenges.

Driving the news: Within the past three years, tech giant Hewlett Packard Enterprise, a major hospital in South Carolina, and the nation's eighth-largest airline by passengers carried have all decided to move their infrastructure to higher ground.
https://www.cnbc.com/2021/12/13/commerci...lion-in-flood-damage-in-2022-report.html
Quote:
The commercial real estate industry faces an intensifying threat from flooding, which is likely to lead to billions of dollars in increasing costs, a new study says. The research incorporated sea-level rise, but focused more on flash floods, also known as pluvial flooding.

“It absolutely will have an impact on the value of these structures because you’re increasing the risk and the known risks to these buildings, which then has a negative impact on the value of them today,” said Matthew Eby, founder and of First Street Foundation.

Block 23 leasing an entire floor to Tufts University form Boston:https://www.bizjournals.com/phoenix/news/2021/12/14/tufts-school-of-medicine-downtown-phoenix.html

Quote:
Tufts University School of Medicine has selected a site in downtown Phoenix for its Doctor of Physical Therapy program.

Phoenix Mayor Kate Gallego told the Phoenix Business Journal the Boston-based university will be moving into Block 23 at Cityscape, 101 E. Washington St.

The university had announced in September it was planning to expand into Phoenix, but had not revealed the site at the time.

Plans call for starting with an inaugural class of 100 students in June 2022.

"Tufts is a national leader; a great private school that was looking for the ability to expand to new markets," Gallego said. "Their decision was very data driven. They knew Phoenix is a growing city and there is a demand for their program."

Tufts officials had looked at several sites in the downtown Phoenix area, including the Phoenix Biomedical Campus, which is home to University of Arizona College of Medicine, Arizona State University as well as Northern Arizona University's doctorate of physical therapy program.

Wexford Science & Technology LLC's new 225,000-square-foot 850 PBC research and education facility recently built on the Phoenix Biomedical Campus also was considered.

Instead, the university settled on Block 23, which last week Phoenix developer RED Development sold to City Office REIT for $150 million.

"Block 23 is amenity rich," Gallego said. "They are going to have many students who will do classroom work remotely and fly into Phoenix to do hands-on work. They will stay in downtown Phoenix and take advantage of our amenities."

Besides, she said, Wexford is more focused on entrepreneurial tenants, while Tufts is a graduate physical therapy education program.

Tufts is taking about 20,000 square feet of space at Block 23, said Lisa LaPoint, a spokeswoman for Tufts.

"The program chose it for the space and location," LaPoint said. "Downtown is convenient for students to travel to, stay near and explore while they're in Phoenix for in-person skills labs."

Tufts joins a handful of other accredited physical therapy programs in metro Phoenix that offer doctorates of physical therapy, including AT Still University of Health Sciences in Mesa, Franklin Pierce University-Arizona in Goodyear, Midwestern University in Glendale, and Northern Arizona University at the downtown Phoenix Biomedical Campus and at its main campus in Flagstaff.

Even so, Gallego said, there's still a shortage of doctorates of physical therapy, not only in metro Phoenix, but in the region.

"There is a very significant need," she said. "There was a need before Covid-19 and then many people who are recovering from Covid-19 will need physical therapy as part of their recovery. Demand is not just in Phoenix but throughout the west. This will be a regional hub."

I'm fairly new to this area so maybe others can help me visualize with more precision where this will be located. Block 23 is the block where The Ryan, Fry's, and an above ground parking garage is located, right? It appears to be fairly full. Where in there is there 20,000 square feet of space suitable for Tufts to operate?

Block 23 has office space above the parking garage fronting 1st St. The Ryan is the residential building fronting 2nd St. So it sounds like Tufts will be leasing 20,000 of the existing office space.

Mayo Clinic just bought another 228 acres in North Phoenix to double the size of their property all the way to 101 and East to 64th Street.

20k sqft is basically an entire floor. WeWork moved out but I think with Tufts moving in the office portion is mostly filled.

Agreed; curious minds want to know. Only guess I'd have is various medical office buildings?

Now that I think about it, when you consider the amount of medical OB's near other hospitals, perhaps it's not so crazy.
