Goldenberg puts up for sale a prime Center City development site

https://www.bizjournals.com/philadelphia...berg-to-sell-prime-center-city-site.html

Quote:
Goldenberg Group has put up for sale 727-735 Chestnut St., a five-story parking garage that is viewed as more valuable as a potential development site.

The property totals 19,606 square feet and, in addition to the garage, has street-level retail space. It is bound by Chestnut, 8th and Ranstead streets, including corners at both 8th and Chestnut and 8th and Ranstead.

...

The property is zoned CMX-5, which allows for the densest development. A maximum of 392,120 square feet could get built on the site, which would have to go through an approval process before anything is built.

Can they sell the 8th and Market lot too. I didn't know they owned this garage, they are the biggest culprits of the blight at this intersection...

They’ve said before they intend to develop 8th and Market “when the time is right.”

A Redeveloped mall across the street, and two new buildings on East Market doesn't show thats its time? or what about the two big projects happening on S broad/Washington? Or what about the Riverfront or even the 95 cap?

Sounds like a bunch of B/S

Obviously the Disney Hole would be better to fill in, but that garage is hideous and I will not miss any of its cash for gold jewelers at all. Hopefully any curb cuts in the new development are confined to 8th street, rather than Chestnut.

Vanguard Building

From Architecture Press:
"Adrian Smith + Gordon Gill, the Chicago firm behind many of the world's tallest buildings including the Jeddah Tower in Saudia Arabia and the Central Park Tower in New York, has announced a new mixed use supertall tower in Philadelphia. The building will include office space, residential, hotel, and the highest observation deck in the United States. The developer, Extell Development, also responsible for the Central Park Tower, has secured Vanguard, the suburban Philadelphia financial giant, as the main office tenant. Several undisclosed hotel chains are in the running for the hotel spaces, according to Chas Mainfield, spokesperson for Extell. Vanguard's vast Main Line campus will be sold to the Philadelphia Folk Festival under a deal with the developer. "We were just kind of sick of the whole suburban thing, you know?" said one Vanguard executive. "You couldn't even get a decent avocado toast out here." Vanguard will be taking close to 1.7 million square feet of space in the new tower. Some 220 condominium units are slated for the building also, accommodating 2, 3, and 4 bedroom units, with 3% of units with specially designed interiors to cater to people with smelling deficiencies.
As for the timing of the project, AS+GG says "No sooner than possible, no later than necessary," and instructed all readers to look at today's calendar for when that would be."

if I may critique my own work, I would have thought that the "people with smelling deficiencies" was the most ridiculous statement of all. if anyone got that far and didn't have their antenna up about it being an April Fool's joke, that surely should have sent their eyes a-rollin'.

Build It, Build It Now, Build It Taller.
I thought we'd have a story about a new and improved, and taller of course, ACC building in honor of 4/1/21. Maybe next year.

Damn! This looks really good on many levels. I hope this is real and gets financed and built! This is what Columbus Blvd really needs in terms of design and layout.

If Durst really wants to make this happen, then there shouldn't be any problem with financing. This drawing looks impressive, I hope the details are just as good. But mostly I'm glad it looks like Durst wants to be a builder and not just a land holder, and that is good news.
