CDR is out. Skinny 19 story high rise proposed at 119 S 31st. It looks like it's only dented in a tiny bit from neighboring properties, so if the others built up could they have really close windows?

just about all the exterior, except the windows, is stucco. This looks like a quick and dirty proposal, which is the last think UC needs any more of.

Holy hell is that thing wide. I mean I love the idea of developing a resi tower here but... reminds me of Kennedy House, and not in a good way. This package doesn't even have the required pages. Quick and dirty indeed.

But who is the developer, PMC Property Group as you noted in the new thread, or Newtrack Development Corporation, as per the CDR agenda listing, or both?

FWIW, google never heard of Newtrack Development Corporation and the closest to that name I find in the PA Dept. of State lookup is Newtrack Development Group LLC, based in a townhouse at 2101 Race St and registered in 2019.

I put PMC on McGrath’s thread. 90% sure Newtrack is PMC. Jonathan Pavin (owner of Newtrack) is/was a Vice President of PMC... unless he left and is starting his own development group.

2300 Market looks like a great design! It maintains the historic facades while adding lots of density. 119 S 31st Street looks ridiculous. It is in the middle of the 30th Street Station District proposals so if anything gets built really tall next door, all those windows are potentially like 6 feet from the side of another highrise!

Eh, it will be alright, that building is fine for the size of that plot, sure they could have went with a tall skinny but the Mid-rise is fine.

If a tower is built next door it is what it is we have development in the area and buildings don't last forever they are built, destroyed and rebuilt again.

In fact, the first 4ish floors will already be 6 feet from the adjacent wall. I'm curious what CDR will say about that.

Briefly passed through the city today.

I forget the name, but it looks like the building on the right (above the blue bridge railing) is having some work conducted on it. Also, wtf is that thing above the overpass arch showing which lanes are active (red/green).

Some mid rises u/c.

Which building? The white one with the clock tower? That's the old Philadelphia Inquirer building (Philly Inky moved to 8th and Market or 9th and Market), and their old building is being converted to the new Philadelphia Police Department building.
