Looks nice, and I appreciate the push for another live music venue. Broadway's transformation to be more of an entertainment district is a good one. Most of the street is offices, retail and hotels, so live venues, pubs and bars will have the least amount of noise impact for the community.

Implying, of course, that people who live on Broadway should expect peace and quiet. Anybody who can ignore the traffic, sirens, buses and Harley engines will easily sleep through a drunk karaoke night.

That area is presently whisper quiet in the evenings and at night, comparison to the Broadway Cambie node. Adding entertainment to the mix will continue that? Methinks not.

that one i know about, though i dont see that happening anytime soon. i know from someone who used to work for CoV that was told, back in the mid 1980s, that the block in question would be turned into a new City Hall within the decade (the 80s). its only been, what, 30+ years?

Here's the lease that Lululemon got when they initially had the space. Supposedly the city got really good terms so even lower than this?

What I mean is that a live venue will add noise and street life, but because that stretch of Broadway is mostly office and retail with next to no residents, the added noise won't get people up in arms.

Noise or no noise, Central Broadway is (for all intents and purposes) an extension of downtown. Put the venue wherever the hell you want to put it.

Exactly, but Vancouver residents, and especially those on the westside, love to complain.

wouldn't it be better to try to revitalize Granville St downtown with venues? that street is an absolute dump and could use help, more than Broadway.

And yes, the Commercial Drive area is notoriously bad for this type of thing.

If Broadway could in some way be similar to Granville, I'd be pretty happy with that. But with diiferent venues, such as the Fairview, that attract a different crowd than Granville.

I half jokingly said that the Fairview facade should be saved and made part of the new development, because if you want a fine grained urban fabric for Broadway, you absolutely have to give a different identity to each retail unit (as I've said a million times). The renders of the Fairview development depict another blank street wall.

Eh, resistance to change can really be found anytime, anywhere (Golden Gate Bridge, Haussmann renovations, Eiffel Tower, 1 and 2 WTC, etc etc etc).

I don't think Granville has a hotel that's redeveloping, which is where the venue will go. They've got a bunch of empty cinemas...

Seven Deadly Sins Strike Down Another Proposal Along Vancouver’s False Creek Arts Walk

Darren usually covers the Urban Design Panel, but given the lack of open house events, I thought I should pitch in, especially since this project was across from one that was recently reviewed. I instantly regretted my decision when city staff revealed two versions of it would be presented. To our knowledge, this has only happened once before, and though the applicants had sought permission beforehand, the panel was still cautioned not to provide any commentary on the updates.

Both are somewhat similar, as this site is challenged by poor soil quality, a high water table, and a right-of-way to allow for a widening of East 1st Avenue. Utilizing mass timber construction above a concrete base, they provide a 64 space childcare facility, and 112 rental homes with a third set at below market rates. However, the applicant’s preferred design places the parking garage entry off of East 1st Avenue, nearly 10 feet lower than the original lane-way location.
