Was told that the opening for Starbucks has been delayed because they are waiting for a gate to be delivered connecting the sky train station. The first batch of key pickups for owners started this weekend.

Tesla Vancouver also sells lots of cars across the border into the PNW. This is do to the way they sell cars. Do to currency differentials Tesla are cheaper up here than Seattle so more budget buyers come to Vancouver to buy there car. Not sure if the differential still exists but 3 years ago about a 3rd of the teslas left the city south.

Got some proof of that? Tesla notoriously has bad exchange rates for Canadians.

Website today:

Standard Tesla SR+ is $39,130 US cash price, or $55,990 CDN.

1.43 Exchange rate. About 10 points higher than today's rate.

RDH did some work, these are their pics

We worked collaboratively with the project team and the trade contractors to efficiently implement the work. The project team encountered some unique challenges throughout the process, whether it be related to the complex expansion joint arrangements between the buildings and existing mall facility, incorporating flexibility in the building façades to allow for the commercial tenants to implement their branding as part of the final project, or innovative approaches to allow the incorporation of large balconies for the benefit of the residents to enjoy the outdoor towering space above the commercial facility.

We are currently finishing our work on the first three towers scheduled to be completed by 2021.

The other rendering at that MG2 website shows a concept for the north end of the mall (North Court) which still included the office tower (which is now in Phase 3 at the south end of the mall).
The "anchor" shown would be the high end department store.

from this pic from RDH - are those the doors that go into the movie theatres in that hallway? similiar to the hallway with the windows at the Scotia theatre, it would be a nice place to wait in line for a movie.

Williams-Sonoma isn't planning on leaving the Vancouver market. In speaking with one of their senior managers, they're scouting other locations (Oakridge, Brentwood). For some reason I see them in Oakridge as Oakridge is going to have a luxury wing as part of its development. But who knows..Brentwood could also happen.

I think that's the RecRoom level.
Not sure what the hallway is for - deliveries, private karaoke rooms??
The theatres are one level up and the common area hallway will probably be on the inside of the curve with the tall windows.

The rental incentives will only get better in the new year as Shape will now have to compete with private landlords.
