The District of North Vancouver has decided against rezoning a parking lot that would have created a seniors' respite care centre and rental housing at below market rates.

Council rejected the proposed rezoning of 600 West Queens Rd., following contentious public hearings that took place in the summer under the previous municipal government.

...

The proposal would have seen the district give land currently owned by the municipality to the Catalyst Community Developments Society. The ground level would have been a seniors' respite care facility, and the second to fifth storeys rental housing.

Rent for all 80 units would have been priced below the market average, from $1,000-$1,260 for a studio to $1,663-$2,550 for a three-bedroom unit.

...

The vote was 5-2, with councillors Matthew Bond and Jordan Back supporting the project.

"If we can do better, please define what better is," said Bond to councillors in opposition.

"This is our land. Council has complete control of the process. So some of these concerns I'm a little bit baffled by .... 80 good affordable rental homes is better than zero perfect ones."

The municipal election in the district was fought mainly on issues of development, with new mayor Mike Little campaigning on slowing down the pace of growth in the district.

So the reason they rejected it and were against it was because it was against their anti-growth agenda?

Or did they bother at all at least letting people know why they feel a parking lot would be preferable to affordable housing?

It's pretty dense for the area, I don't think it was that...

Thanks for all the updates. I guess if 602 Clarke has 669 units in 2 towers, and the Y development had 776 across 85 stories, then we can expect roughly 73 stories between the two 602 Clarke towers, maybe 45 and 28? Just trying to picture it, with the 49 story at 567 Clarke tower kitty corner, and the two 20-something towers across the street behind the Safeway (Skytrain guideway occupying the 4th corner).

This is about the 29 Storey on Cottonwood posted earlier

Burquitlam highrise planned for Cottonwood

Comes up short on parking, council concerned offer to make up for it not enough

Grant Granger / Tri-City News
NOVEMBER 25, 2018

Quote:
Plans call for the four levels of underground parking to have 310 spaces, although the city requires 330. To make up for being 20 spaces short, the developer is proposing to provide transit passes valued at $340,000 and $60,000 as payment in-lieu.

Despite the concerns, council approved going ahead with a public hearing for the rezoning application.

^ Good. Minimum parking requirements are excessive across the region and add a significant cost to housing.

it looks like a dump ever since I don't know what happened to it, did they turn it into a homeless shelter or welfare housing?

Nice! except that if they had thought about it,
they would have placed the panels to screen the conduits.
