This U.T. graduate housing complex to be located on U.T's East Austin property near McCombs Field sounds pretty substantial:

ftp://ftp.ci.austin.tx.us/ATD_AULCC/AULCC_2017/170413/

Quote:
The subject tract is approximately 5.2 acres within the area generally bound by Comal St, Leona St, 21st St and E 22nd St. The redevelopment of the subject tract will consist of a 750-unit graduate housing complex, and associated parking lots.

Carmelo’s Italian Restaurant closing; land sold to Houston-based company

Carmelo’s Italian Restaurant closing; land sold to Houston-based company:
http://dining.blog.austin360.com/201...based-company/

Carmelo's is closing on Father's Day. So we may see movement on this site sooner than expected. Also, it sounds as if an apartment building could be what goes there:
Quote:
Mauro said he believes the new owners, listed as AHC-Seazen ODH LLC, intend to build a high-rise condominium on the plot of land at Fifth and Red River streets. According to state records, AHC-Seazen is connected to Houston-based firm Allen Harrison Company, which develops multi-family apartment buildings. The Statesman has left a message with a representative for the buyer.

That's still unclear at this point. If they do, it will certainly cause a ruckus.

I bet they build vertical on the parking lot half of the lot and keep the historic building.

I don't think they can tear the historic portion of the Carmelo's building down since it's on the national register of historic places.

I'm a total skeptic (cynic?) about Snowland. It just screams boondoggle.

Me too. Unlike Nland Surf Park that went all in and if I'm correct, did not rely totally on investors, this one does and would be built in 3 phases, the first phase being a very modest 50K to 60K square feet. That's about a third of the size of an HEB Plus. Think Austin Aquarium. Start off too small and most people will think it sucks and never go back. The people who would love to snow ski off season because they travel to ski resorts in season, would find this tiny gesture very Austin Aquarium. This thing won't last 2 years if built in phases. It won't generate enough revenue to justify a phase 2.

Oh look...I just hit 2000 posts!

They'd be smart to build a hotel with retail and a parking garage beneath it instead of just empty air. Start with parking, then as it grows build the hotel so the windows won't be blocked.

I'm not sure which topic this best belongs in, but thought it would be of interest to folks. It's a pointed article of the perils of not building enough housing to meet demand, lack of comprehensive public transportation, NIMBY-ism, etc.:

I'd love a thread to post articles about development that are relevant to us but aren't necessarily Austin-specific. Off-Topic seems an odd place, if only because these articles are definitely ON topic, just not specific to local development.

That's a great article. You could easily replace "San Francisco" with "Austin" and the article would still make sense. I hope our city council has the courage to make decisions that will help us avoid the mistakes of San Francisco. Now is the time and hopefully CodeNEXT will help us get ahead of the affordability issues we are experiencing. There will always be people like Mary Ingle out there, working to out talk, and when necessary, out scream those that seek a workable balance between growth and protecting our neighborhoods. It'll require give and take on both sides...but the status quo Mary and others so desperately want to maintain is unsustainable.
