Well, I'm guessing the new development will have more units than what it replaced. Also, even if they are all higher end units, they will still make housing more affordable. Here's the thing people often forget: there are people who are living in other similar 'affordable' condos waiting to move into something new, like what's being built. Those people moving out of the older building stock will lead to a relative reduction in price of those units keeper them more affordable than if the new development wasn't built at all.

I have a brother who lives in NYC and he was telling me how the price of Manhattan condos has gone down for existing housing stock even though only high-end condos have been built in recent years.

Yeah, totally Cressey's fault for the fact that redeveloping any of the single family homes in the area is illegal and all development pressure is concentrated on the multi-family stock.

This building will have more units than the building it replaces.

New buildings with more units push down the price of older units in the area.

In 15-20 years these buildings will be much more affordable and there will be a net gain of units in the area.

What Vancouver needs is more units to satisfy demand and bring prices down.

Vancouver is vastly over building units to population growth. Pop growth is moderate at best. What Vancouver needs is the right type of supply. Endless 1 bedroom investment vehicles is not satisfying the needs.

You just need to let the overbuild happen. The market will correct much more dramatically then.

There is no way those Cressey projects will push down the price of anything. Cressey was one of the developers who squealed the loudest when the Foreign Buyers Tax came in, no doubt because a large amount of their units are sold to offshore buyers.

Those postwar buildings along East and West Boulevard were amongst the most affordable on the West Side and now thanks to Vision and their developer buddies they're going.

Those were co-ops - the old school type with a corporation where the corporation owned the building and the apartment occupants owned a share in the corporation with an attached right to occupy a specific apartment. I think VanCity was the only one who would finance those, because the "owner" only owned a share in the corporation - not any land on title (as is done with a strata). A friend of mine used to live in the one that used to be on the site of the Cressey building in the background of that pic. It was a nice big apartment (with a tiny galley kitchen)

Definitely going to be an interesting development. There were a lot of people who made this work. People who put money and contacts out for making and saving a piece of Vancouver and adding/retaining character to its new home.

These projects would have helped affordability had the city allowed towers on the site, as would be appropriate for the junction of West Blvd. and 49th - two arterials very well served by transit.

thanks for the info, looks like an interesting building.

Was that site a gas station? I vaguely recall it being a gas station and probably why it sat empty for so long.
