That's right. The sale was contingent on those approvals being put in place (that graphic), so now it's entirely up to the company to build.

...but what about shadows it will be casting on the fish in the East River? Would that cause the fish to migrate?

East river fish have ...bigger fish to fry... such as raw sewage, toxic waste, engine oils, etc... shadows are the least of their concern

also, (and i realize this is a whole new.. um ..can of worms... here) y'know it would be really cool if someday the waterways around NYC become clean enough that things can start growing again.. imagine a crystal-clear east river with colorful corals and stuff, flanked by skyscrapers on both sides

Corals are tropical, obviously. The rivers surrounding NYC area reasonably clean now and full of life. Not sure if I would eat fish caught from the East River, but plenty of people do.

Think we're getting a bit off topic here.

I think at least the perception that the rivers are filthy has decreased significantly over the last couple decades. I'm sure they are cleaner. You don't hear the jokes about whole cars, dead bodies and toxic waste like you used to.

Most of the water in the rivers and lagoons of Northern Jersey, and parts of Central Jersey, along with the Rivers closest to NYC are still polluted as hell. Its a farcry from decades ago, but it still there.

In my undergrad I did a lot of geophysics/chem on the field and had access to a lot of seminars considering the geochemistry of NJ and NY, and the data is all in the red zone. High amounts of Hg, Pb, PCB's, LNAPL's, EB + 15's, and so on. Heavy metals are really the issue. Fails compliance horribly.

Although NYC tap water and NJ Tap water is great. Especially in NYC. Its relatively soft water.

Besides high taxes, my state is number one in superfund sites!

The EPA btw is a terribly mismanaged and incompetent organization IMO. Working with them is such a royal pain in the ass. They mean well, but Jesus are they a hassle.

In an effort to tie this random post to 80 S. Street, I'm sure the developers, like many NYC developers, at one point, said many f words as they are submitting the endless paperwork for environmental reviews.

just to clarify... my post was meant as fantasy. I understand that the East River was probably never clear. In fact even if it was it would be too deep to see anything at the bottom. i just thought it would be cool to imagine skyscrapers and coral reef right next to each other

that is all. good day.

That is true. I believe they have 10 u/c 300m. 9 listed here for NYC, and some are starting up hopefully Q3 or Q4 such as 45 Broad. Essentially a tie but I think the market favors NYC. Some of those projects are conceptual and may not come to fruition, plus China is slowing down. But anyways, instead of steering this to a city v. city, I'll just end it that we are in a position that sets us apart from many places.

I still harp on the concept that getting a super tall is still a rare thing for a city when we look at the globe as a whole.

NYC being where the moneys at, with little land, big demand for space, super talls will become the normal. The Midtown East rezoning alone will be a spawn pool of super talls.

I just wish more cities would follow suit. While its fine and dandy that NYC is booming, I want to see every city boom. Even cities that break records. If Chicago or Houston proposed something that broke records, I'm all for it. I like to see competition.

On a whole, I think many U.S. cities outside of NYC are becoming less provincial, and more urban like. Its crazy to see the progress that has been made in the last 5 years. Look at the changes that have occurred in many Texan Cities, Los Angeles, Atlanta, Miami, Boston, and even D.C. to name a few. Urban living is becoming a big trend, an with it, our cities grow.

Just to clarify... my fish post was a sarcastic reference to NIMBYs ridiculous claims about shadows. There are no trees near 80 South so they will now claim that shadows are endangering fish in the water.

The water is already clean enough. It's causing problems for all the old piers though, because the water is clean enough for worms and borers to survive that eat away at the wooden piles.

I realize that its slow with no new renders or news to fill the space. But you guys are all over the place with this. Let's just stick to the skyscraper that could be built at 80 South Street.

Saw this over on SSC, anyways this really may be a stunner with it's location right on the harbor, possibly SHoP designing it, and additionally the height with the addition of a crown or spire. This may be this generation's ESB.
