The Mexican consulate occupies 23,000 square feet of the 34,935 square foot office building, on a ten-year lease that commenced in 2012.

According to the plans, the new tower would include residential, hotel and office uses.

^ Where did you get the 55+ floor height from? The architect's website states a much higher height :

"This site is uniquely situated in one of the last zones to have an allowable height limitation of 850' in the Brickell area.

At the optimum height of 850 feet we are looking at a 80+ story tower at least.

I love this design ! Miami needs more towers like this!

Just an approximation because I wasn't sure the exact floors, but I definitely know its over 55, hence the "+". Too lazy to count all of them.

Definitely looks and its good to know that its over 700'. In this case, the max allowed; 850'.

Official name looks like " 1399 Southwest First Tower ", on the ODP site.

According to the map below it sits to the left on the cusp of the max. height of the 1,010 feet AMSL in Brickell:

If this project were located one block east on S.W 13th. street it could have been a super tall.

I wonder if its possible to even get an amendment, maybe an exclusion for that small area. The developers seem ambitious on this, and the extra height could allow for a lot more profit in the long term. Like 1000 Museum, this kinda seems short for what it can offer in terms of a new, alien like, cool looking design.

I'm sure they can do it, but its probably going to involve multiple parties and add months to the pre-planning portion.
