Looks like Seylynn Village is going to get some tower friends, although in the light industrial area which I thought they wanted to keep light industrial. This is just south of the baseball field, a much more reasonable distance from the highway... but a little close to Lynn Creek, which would be called a river anywhere else.

A preliminary planning application has been submitted for a 2.1 acre site at 1401-1479 Hunter Street in the Lynn Creek area of North Vancouver, just South of the Seylynn Village project currently under construction. The site is currently improved with a light-industrial building. Plans include:

two condo towers – 15 and 26-storeys in height
316 units
Total density of 3.50 FSR
Community centre space
http://www.vancouvermarket.ca/2015/11/17/two-towers-proposed-for-lynn-creek-area/

This may block some downtown views from Seylynn Village... let's see how fast NIMBYs are created.

Looks. Ok. This area seems to have gotten the zoning mixed up. You think the industrial would be along the highway and the residential along Lynn creek. I'm for maintaining industrial use although it seems odd how it goes up right against the the creek. (From looking at Google maps)

I keep trying to take a photo that captures the enormity of The Shore on Marine Drive with the third phase almost complete (375 units) and can't find a good angle where I can pull over easily. But I did notice that Google Street View drove by in September.

Also the new Kia dealership on 1st is almost done so there'll be another condo wedged in between The Shore and Marine drive soon.

Here's a recent look at the building that's finally rising at Pemberton and Marine Drive, near the older Save On Foods store.

I find it puzzling how unambitious it is. I was just in the other Save On to the east and it's having trouble keeping fresh food on the shelves, same with IGA near Lonsdale, seems like grocery store oversaturation. This one was a prime redevelopment spot with lots of space for something cool but now they've done a cheap facade reno and a two storey non-residential building, and I guess that's all she wrote.

Thanks for the pics.

I guess not every strip mall is going to be completely destroyed and redeveloped on Marine. This one was always the most popular; it's also one of the (if not the) largest. The amount of rent the Landlord is currently getting from it is probably difficult to part with, so they figured that renovating it would be lower risk than tearing everything down to make way for entirely new buildings.

If it was "economical" to build the newer store to the east (formerly PriceSmart, now SoF) which is a similar low density strip plaza, then it must be profitable to keep the status quo at Pemberton Plaza.

That new power centre (actually two separate ones) happened right before everything got condo-ized on Marine. I don't get that decision either, but at least it's more compact.

Spotted this development sign today at 13th and Lonsdale.

The City has also received a Zoning amendment application for 1301-1333 Lonsdale Avenue to allow a nineteen storey mixed-use development which includes a two storey office/commercial podium.

Nice to see more detail on "the Nandos development," thanks. Here are some pics from that pdf

As usual, should be a slam dunk easy approval at that height, ideally even sent back for being too short for the centre of town, but people will fight this with their every fibre of their being and maybe even defeat it.

If I'm not mistaken, this is a 100% rental building being proposed by Hollyburn. I greatly doubt that it will be defeated. Those renderings make it look quite attractive and it fits within the new OCP, so I'm sure it will be a go. Nice to see some high quality rental being constructed in North Van, it is definitely needed.

You're correct; it is Hollyburn and rental apartments. They smartly presented the proposal as part of the OCP process last year, so I agree, it is likely to go ahead as envisioned.

There's a ~16 storey all rental building on east Keith that people are going to war over.

*went to war. I believe that was approved. In the opponents' defence, that building required some major setback relaxations on two sides and it still got the go ahead.

Moodyville East

Quote:
Imagine a walkable, rideable European-inspired neighbourhood, replete with built-in amenities, greenways and trail access, car-sharing and unique sustainable housing types geared towards families.

Welcome to Moodyville East.Brent Toderian, speaking on behalf of developer Seacliff Properties, made a presentation to council Monday updating plans for the swath of land located east of St. Davids Avenue and south of East Second Street that's a sub-area of the larger Moodyville planning area.

"We describe it as perhaps a once-in-a-generation opportunity and maybe these kinds of conditions don't even come along that often," he said. "We start off with this unprecedented land assembly... as a city planner I've referred to this kind of opportunity as a unicorn in the past because it almost doesn't exist."

Seacliff has assembled 52 of the 60 lots in the 8.5-acre area and preliminary plans call for the creation of 340 new units."I think it's going to be a very interesting opportunity that other jurisdictions will look to because the common narrative is that you can't assemble single detached lots and do this type of thing and the City of North Vancouver may be the first municipality to prove that suggestionwrong," said Toderian, of Toderian Urbanworks.

According to the city's community development department, the assembly of lands in the area represents the largest assembly in the city since the early 1980s and creates special opportunities for the city and the applicant. "...there's an opportunity on the City's side to increase neighbourhood walkability and to provide enhanced universal access on the Spirit Trail between Lower Lonsdale and Moodyville Park."

During his presentation, Toderian discussed the idea of "amenities built in."Along with working with city staff on a realigned and improved Spirit Trail in the area he discussed incorporating the Dutch "woonerf model" in the development - which creates living streets as shared social spaces that are used by pedestrians, cyclists and cars."The idea of treating lanes as not just places to move and park cars but an actual amenity area particularly for families - we are very excited about piloting this maybe for the first time a Canadian city to do a true woonerf," Toderian said.

Plans also call for creating community green spaces, such as gardens, and breaking up larger blocks through pedestrian pathways and connections and greater greenway passages linking to the Spirit Trail."So the point is we are trying to build amenity into the neighbourhood. As we densify we make this that density is livable through these kinds of amenities.

"The project is also focused on being a model green community and is exploring the possibility of incorporating "passive housing," which are ultra low-energy units."We want to take an approach that looks at the best ideas for a made-in-North Vancouver solution to something that could be a model not only for the city but beyond."Also important, said Toderian, is offering a rich varietyof housing types, including stacked townhouses, row houses and townhouses, affordable options lock-off suites "We're emphasizing families in particular but also methods of affordability."

...

Moodyville pre-zoning will be brought to a public hearing in early 2016. Specific details on the southeast Moodyville sub-area development and design controls will be available when bylaws are brought to council for first reading.

Are there any renders for the Moodyville plans? I didn't realize one company was buying up the whole area. I live right next to it.

Deciding where to post info between the Lower Lonsdale thread and this one is gonna get more confusing.

They had a map in the North Shore News showing around 180 units (2-4 storey townhouses and rowhouses. Should also be interesting when Translink's depot gets redeveloped.

And a pic from today.

Wow, look at the difference in gas price. Dec. 28th it was $1.25.9/L. Today it is $106.9/L.
