Sorry, I didn't make that clear in my post. They are planning housing of differing styles and densities to accomodate young families, empty nesters etc (people at different stages in their lives) so that they can stay in the neighbourhood for their entire lives if they so wish. You can sort of see this on the site plan as not all the lots are the same size. They are also planning for neighbourhood infrastructure like convenience stores, so that people don't have to hop into their cars anytime they need a litre of milk. Other infrastructure includes the school, walking trails and the park.

In other words there is more thought and planning going into this proposal than your typical barren suburban subdivision.......

I'm having a hard time trying to figure out the placement of this futuristic neighborhood on Google maps. Can anyone help? Where is that proposed round-a-bout? That would help me get started.

And that curved road starting from the left of the framed photo going towards to top right, is that TransCanada Highway?

The curved road that I think you are referring to is a proposed connector leading towards Harrisville Blvd. You can see the Harrisville Blvd ROW just at the very top right corner of the image.



If it helps, this subdivision is between Grove Hamlet and Humphrey Brook, just to the south of the CNR mainline (which forms the northern boundary of the proposed park incorporating the Humphrey Brook trail). You can't actually see the TCH on this image, it's out of the field of view to the north. The roundabout will be on the Shediac Road, but I'm not sure exactly where; sorry.

I actually live in this area and for the last 2 years the neighbourhood surrounding this construction site has been under construction, Drummond street has been dug up and finally almost finished after 2 years, I admit, I don't know a lot about construction but couldn't figure out why they were using such large water pipes and storm drainage system, this must have been the plan for quite some time. Now, this all makes sense.

There was a plan to build duplexes at the end of Drummond they would be facing the back of the School, and there is another lot off Story Rd East next to the power station where they had talked about extending Neville St, and Janice St all the way to Story Rd east. But those where just talks, and nothing set in stone... I'm wondering if that will still happen.

It looks like a nice development, or a least it looks like is has some potential to be a nice higher density development. It even has some semblance of a street grid in a couple areas.

The main north-south connector entering the development from Shediac road looks like it might be the main commercial drag for the development.

It is very similar to the Vision Lands development in many respects and I'm worried it may follow the same fate. People really like their big yards in NB.

Barring a revitalised downtown, this is the sort of neighbourhood we should be aiming for, but I share NBNYer's concern that it may suffer the same fate as the Vision Lands.

Agreed! I wish the city would put their efforts in promoting the Vision Lands, and doing it right, before focusing on this project. But, being that I'm a new homeowner in the Hall's Creek development, you could easily call me biased.

There may be big things afoot for Royal Oaks.

In the sports section of the T&T today is an article talking about a major refurbishment to create a "four seasons resort":

Components may include
- an 80 room hotel next to the current clubhouse (construction to commence in 2016). Apparently this building will also include some condos & apartments as well as ground floor retail (curious given it's location in a residential neighbourhood).
- a new spa with indoor and outdoor swimming pools, tennis courts and provisions for outdoor winter activities (snowshoeing, cross country skiing etc).
- an indoor/outdoor golf academy and some changes to the existing course layout.

The cost of this project is estimated to be $15M.

I've noticed that as well, and was wondering about the potential shops, condo, and hotel all in one, and wondering if there calculations aren't based on (if's) another development project in that area goes ahead. Because there where talks a long while back of a Commercial, and residential project between the Highway, and Pine Tree.

Well they already built a high school out that way, may as well build some residential property.

I'm assuming that the resort will have activities for all four seasons and is not an actual Four Seasons property??? Right?

I would guess that this "ground floor retail" is actually a restaurant/bar and spa-related retail.

Pretty big investment. It may have some potential, but I'm very relunctant to get excited about any development in Royal Oaks, or anywhere north of the TCH... pushing for a bunch of residential up there just compounds our already significant sprawl problem.

I was speaking with a few people I know who live out in Royal Oaks, and from what they have understood from it. There would be an indoor sports facility like the community center that was talked about for the north end of Moncton. The only difference would be no city financing needed it would be private funded. That's from the understanding of some residents anyway. This would make sense since golf season is so short it would make them more money to have more year round facilities.

Elmwood Plaza

Elmwood plaza looks like it has a new Residence Hot Rice Restaurant Next to Pizza Delight. I am hoping it will be a noodle restaurant and not trying to compete with Trans Place.

Hard to beat Tran's, quietly peddling awesome, if typical, Chinese foods at very reasonable prices for decades in that neighbourhood.
Can't wait to see what Hot Rice can bring to the table. I hope it's different than Tran's. No need for two of the same thing just one block from each other.
