Balconies are inset on the third, fourth, and fifth floors, while the penthouse level appears to have a more substantial terrace crated by the setback.

The 18 apartments will be spread over 15,600 square feet of residential space, with four apartments each on floors two through five and two units on the top floor. With what appear to be PTAC units below the windows and an average apartment size of 865 square feet, the units appear to be rentals.

The project also contains nearly 1,800 square feet of commercial space
(listed on the Schedule A filing as an eating and drinking establishment with a commercial terrace), and 10 parking spaces (which is just one more than the zoning code requires, though the site sits barely more than a block away from the Nassau Avenue G train station).

This long vacant lot on the corner of Wooster and Grand is being excavated for apartments. While there isn't a rendering in place, a worker from the almost completed 27-Woster condo development across the street said it would be higher-end condos.



Kitty corner from the previous picture is 27 Wooster Street - higher end condos.



The building in this rendering will be replacing a run-down 50's turn on the corner of Broadway and Spring street. The lot is shown below. This picture was taken three or so weeks ago, but there hasn't been much activity since. What is to be built looks quite nice, and seems to fit in well with the buildings in this part of town.

Finally, this large parcel on Watts and Varick will be home to a new luxury condo development. This too was taken three weeks ago, and I'm not sure if the final brownstone has been demolished yet. Unfortunately, the Gene Kauffman-esque rubbish will be staying.

There is quite a lot of low-rise activity going on in this part of town and fortunately, most of it is quite nice. I'll be sure to continue to take pictures of the developments over the coming weeks and months.

The developer paid $50 million in October for the building and air rights at 553-559 West End Avenue, which was formerly home to the St. Agnes Boys High School and owned by the Archdiocese of New York. The existing seven-story building, which totals 53,000 square feet will be expanded to eight stories, and span nearly 81,000 square feet. Recreation space will replace the school’s cellar levels and each of the floors will hold two apartments, although filings also note there will be a total of 17 dwelling units.

Located across the street from MoMA PS1, the 11-story, 175-unit project by the Gershon Company will measure about 123,000 square feet, according to permits filed in June 2013 and issued in September 2014. There will be about 5,500 square feet of retail. The property traded in December 2012 for $16.5 million to 2222 Jackson LLC, Department of Finance records indicate.

The cast concrete, chunky facade extrudes at intervals for a textured, dynamic effect. Amenities will include a two-story lobby with lounge and library spaces, indoor pool, gym, attended parking, private storage, bike storage and roof deck.

This rendering shows an overhead view of Trinity’s new addition, which will be topped by a playing field covered by a net.

The Trinity School won approval from the city to build a new structure and covered playing field on top of its roof, and to add a new structure between sections of its historic campus. The school is on 91st street between Amsterdam and Columbus Avenues. The city’s Board of Standards and Appeals gave the school the green light last month after Trinity made concessions to address concerns raised by neighbors.

Among other changes, the school decided not to build a sun shade over the new field; it would have blocked neighbors’ views, the Wall Street Journal noted. Vents that would have taken terrace space from the nearby Trinity House apartment building were also moved.

Earlier today, an application was submitted to construct an eight-story, 21-unit building at 321 East 60th Street. The developer is Guido Subotovksy’s Azimuth Development Group, while the architect is listed as Aufgang Architects.

The ODA Architecture-designed building, set for an area of Brooklyn where open space is a hot commodity, looks to push the envelope in terms of amenities and outdoor space, according to renderings provided exclusively to The Real Deal.

The seven-story building will feature a 25,000 square-foot, landscaped rooftop that zigzags vertically across the structure’s upper floors and features a running/hiking course, urban farming areas and an outdoor cross-training facility, among other amenities.

“The present wave of urban renewal in Bushwick gives us not only the opportunity but the responsibility to adjust old modes of living to our current ways of life,” said Eran Chen, founder of ODA. “We aim to discover new territories that will attract the growing demands of a young demographic, creating a strong sense of community and providing the kind of housing forms we all dream of.”

Dushinsky’s Rabsky Group is developing the seven-story, 392-unit building on a majority of the full-block site at 10 Montieth Street his firm bought last year for $53 million.

The 80/20 inclusionary-housing project will be broken down into 123 studios, 228 one-bedrooms and 41 two-bedrooms, half of which will have private outdoor spaces.

Other projects in the area have used open rooftops to attract luxury-seeking renters to Bushwick. Most notable is perhaps developer Mayer Schwartz’s CastleBraid building several blocks away.

That development, which features a rooftop “chill space” complete with graffiti wall, swings and a bocce court, has been referred to as a “playground for hispters,” but nonetheless seems popular with renters whose hearts lie in Williamsburg or Greenpoint, but whose pockets draw them to the relatively lower rents in Buswhick.

As far as scope and scale, though, Dushinsky’s project is setting a new bar.
“There’s nothing like that in Bushwick, or even in New York really,” said Dave Beegun, a Citi Habitats broker active in the area. “It should be a huge selling point.”

“This is still a test market,” added Beegun, who is not connected to the project. “This would definitely be a first of its kind in that area.”

True to ODA form, the design features the firm’s characteristic, boxy style with balconies and other elements of the exterior that protrude and recess along the street wall and inner courtyard.

The building’s upper four floors will provide access to the project’s most distinctive feature, a green rooftop that slopes up and down as it circumnavigates the building’s rectangular footprint across 25,500 square feet.

The building also has a 19,000-square-foot courtyard and interior amenities such as a climbing wall, media room and co-working spaces that have become de rigueur for luxury apartment buildings with the space to spare.

Dushinsky last year bought an undisclosed stake in Reed Development Group’s 10-building redevelopment of the former Rheingold Brewery site, which is set to add nearly 1,000 new units to the area.

The 107,000 square-foot building operated as a hospital for more than 40 years before shuttering its doors in 2008 as the state looked to stanch the blood loss from financially struggling health care facilities, such as the former Mary Immaculate Hospital in nearby Jamaica, which the Chetrit Group is planning to convert to residential.

Japser acquired the property when it purchased an $8 million distressed note from another entity owned by Mavlyanov. The developer had previously been mulling doing a condo conversion himself before deciding to list the property

An application was submitted to the Department of Buildings earlier today to build a new six-story, 60-foot-tall apartment building at 10 West 132nd Street.

A long overgrown and litter strewn lot at 2443 Ocean Avenue will soon become the construction site for a planned six-story, 28-unit residential development.

The developer, Bernard Weingarten, of Mesivta Haichel HaTorah, has owned the property since 1975, according to New York YIMBY, which first reported on the plans.

Though the property, near Avenue T, is currently the site of a long boarded-up brick building, a haven for graffiti and illegal dumping, Weingarten is finally reactivating it, planning 27,000 square feet of residential space, or nearly 1,000 square feet per unit.

The plans, submitted yesterday and still awaiting Department of Buildings approval, call for a 56-foot-tall building, covering 60 percent of the 9,350 square foot lot. There will be six units on each of the floors, from the second to the fifth, with the sixth floor having four units.

Workers arrived yesterday to begin erecting the scaffolding and sidewalk bridge around the former SVA dorm on the northeast corner of Third Avenue and 10th Street.

There are now partially approved plans on file with city to convert the building to rentals (luxury) and add two floors.

The group was apparently able to obtain the 8,000 square feet in unused air rights to add the new floors above the existing structure.

From the looks of the various permits on file, the building will house 41 units with an "outdoor tenant recreation area" on the second floor.
