This was approved yesterday by Toronto City Council:

Quote:
TORONTO, July 10, 2014 /CNW/ - With today's vote at City Council supporting Toronto Planning staff's recommendations to approve the current application plan for the Mirvish + Gehry Toronto development, the team expects to continue to work with Council, staff and local stakeholders through the remainder of the development process, before launching the project.

"Today's decision by Council was obviously a necessary step in this lengthy process," says Mirvish Enterprises' David Mirvish. "While we believe today's vote was first and foremost an endorsement of our vision for the site, lead by our architect Frank Gehry, we also believe that it is a clear endorsement of the city's development process and staff's demand for consultation and collaboration among the stakeholders. Through an iterative process, a myriad of ideas were considered leading to a better project, and we are pleased that today, City Council agreed."

The Mirvish + Gehry development team, lead by Peter Kofman (of Projectcore Inc.), has spent nearly two years engaged in an iterative and collaborative design and urban planning exercise with city staff and local politicians, highlighted most recently by an intensive and detailed consultation with local stakeholders as part of a city-appointed working group process.

The process resulted in a revised application that features two iconic towers and an enhanced public realm, includes both space for a new art gallery for the Mirvish Collection and new campus for OCAD University, manages to both preserve the Princess of Wales and Royal Alexandra Theatres, and protects many of the architecturally significant heritage components of the current site.

"The process we so fully engaged in has led to a more evolved scheme and a more refined approach to the development site," says Peter Kofman, adding that he believes the planning process ultimately created the conditions for a positive staff report and approval from Council. "Today's vote was a critical step in the development process. We look forward to working with the city through the rest of the process, before moving ahead with our sales and marketing program in the near future."

Whatever you think of the design, aesthetically and practicality, the fact that Toronto finally has a supertall proposal approved that has a reasonable expectation of being built is fantastic news. I'm very excited, even though I don't like the disjointed boxes.

Agree. These designs will surely undergo many rounds of refinement. We will predictably end up with an absurd compromise at the base courtesy of Keesmaat, but I have high hopes for the actual tower portions.

An added bonus is that we will finally get some much needed height in the entertainment district. Besides Ritz there's nothing over 200m thus far. Hopefully these will kickstart a slew of new proposals in the 250-400m range for this district.

Lets see, were the Oxford Place towers approved? It seems like a lot of them gets downsized abit before getting approved.

2 bloor, Holt Renfew, 10 York, etc.

Trump was approved as a supertall, although it was only supertall with the added spire height. It was downsided due to sales despite the approval.

I think the glass "waterfall" against the punch window "rock" building is a beautiful concept.

My only problem is the overhanging setbacks. Im not a fan of the stacked box trend.

Even a setbackless building would look better (of course Id prefer conventional setbacks)

Are these likely to be built or just a vision?

^I would say they're overwhelmingly likely to be built.

Hopefully they'll make public each new rendition till we reach the final design. I'm as interested in the progression as the end result.

I totally agree. Understandably there will likely be revisions to final designs, but as much as I love the ripple I don't like the disjointed box.

The new models are definitely an improvement. They look a lot more Gehry like now.

I love the new design just as much as everyone else, but that jut out at the top of the taller tower still bothers me quite a bit, the shorter tower doesn't seen to jut out as much.

^^ Ditto.
These designs look fantastic apart from the disjointed boxes at the top. Other than that these will be amazing!
