This mixed use development will be the first of its kind in Winnipeg. The tallest building between Toronto and Calgary. Home to over 400 luxury suites, a 25,000 square foot grocer and over 15,000 square feet of amenities.

Makes me wonder if they have a grocer in their back pocket?

If the units have balconies, we'll be taking a serious look at living there.

Seems to me the grocer would have to be Sobey's. Couldn't see Superstore going in there. Safeway just purchased by Sobey's. Who else is left? Unless it's a new entrant to the Winnipeg grocery market.

Whole Foods would be nice, with stores in Ontario and BC they are planning to expand in Canada.

to be the tallest between toronto and calgary it would have ot be taller than the 480' Manulife tower in Edmonton.

that is 60' taller than 201 Portage

There will be 700 parking spaces on floors 3 to 8 of the parkade. The parkade will be on the interior of the podium so you will not notice it from the street. Offices and amenities will ring the exterior. Floor 2 will be for the grocer (they have been already negotiating with a possible franchise). The podium will be 9 storeys and the pinnacle will be 9 storeys tall. I would have to say likely at least 500 ft. They mentioned the Crown will have programmable LED lighting for special events (Breast Cancer Awareness, The Jets, The Bombers, Canada Day etc).

As said before, they are a true marketing machine. They are saying all the right things and apparently the City has been bending over backwards for them. The Architect is registered in Manitoba now and the have a Construction Manager.

I have to say i am excited - the only thing left is to sell 400 units........maybe too tall of a task??? they say there will be sub $200k units in the building.

There was an overall positive vibe while at the presentation. Everyone seemed extremely excited, and when the Fortress Western Canada Rep dawned the Jets Jersey everyone cheered. Very exciting times right now in Winnipeg.

Regarding the grocery tenant, who owns the Independent chain? That is a major chain throughout Ontario.

About Fort Rouge Yards, are the towers still in the plan, or have they been scrapped?

Judging by the rendering of the Fortress project with Portage & Main in the background, a 55-storey (at its peak) condo tower would be equivalent to about a 45-storey office tower. At that height it would be hard to imagine the building clocking in at anything less than 500 ft. But a full, non-scaled down build sure would require a lot of condos to be sold... considering the hundreds of downtown and Exchange District condos that have come, or will soon be coming on the market, that could be a tough sell. There are only so many people in this city ready to drop $400K on a downtown condo. A lot of their market has probably recently committed to D Condo, Glasshouse and District. If they fail to sell most of the 400 units, would they just drop the height a few storeys? I'd take that building even at 25 floors.

That said, I wish them well... I hope they make out like bandits and build 3 more just like it.

Question for SSPers: Would YOU buy a unit in this building?

i would rather live in the exchange to be honest....i bet they sell 150 units in 18 months....we should start a pool.

That was interesting to me. The Fortress site stated originally that units would start at "Well below" 200k. Then during the announcement he stated 200k starting price upwards to 2 million. That is quite the disparity. I believe that is a good thing as it invites many different types of people from many walks of life to live in this iconic development. However, which is it; sub 200k or 200k?

300 units, I personally believe that the desire for urban living is at its post 1930's peak right now.

I am currently torn between loft style, brick lined interior themes, within a heritage neighbourhood, and the new upbeat amenity driven aspects provided by the likes of Glasshouse, D Condo's and Fortress. I constantly use the services that would be provided; Gym, Theatre, Restaurant, etc... so having them right outside my door is extremely appealing (as much as I like Towne 8).

There is however no doubt that I will be living in a downtown Condo within the next couple of years.

I just bought in the East Exchange - spring 2014 possesion, but I'd consider buying in this building. Once I get my fix in the Exchange that is of course.

Yes to both. They did a great job with the presentation. They definitely have the eyes and ears of many in the city, and if all goes according to plan hopefully they have our pocketbooks as well. They potentially have mine, if everything they presented comes to fruition. I love me some Sauna.

i just bought in east exchange as well, possession hopefully this month, but seeing how this buildling won't be "done" till 2017, i may consider it...be alot closer to the jets games!
