that's the thing that struck me also ... most of the photos are of the SOCIAL HOUSING ..... look at any Social Housing COOP in Vancouver and 9 out of 10 look worse than that ... its how it works when its a COOP .... welcome to the sad sad world of COOP's.

Know of any buildings that don't show the affects of the environment?!

Also don't forget, that although some of the condos have never been sold, or occupied, the development is nearly 3 years old, GASP!

What's wrong with moss on a concrete wall? It's not even structural.
Ivy would be nicer, but moss looks fine.

This is the other Onni development just south of Bosa's Lido on Main that went for rezoning to increase the FSR. Definitely not a fan of the black spandrel. Here's the link and pix of the model.

Rezoning of this site from M-2 (Industrial) District to CD-1 (Comprehensive Development) District was approved at a Public Hearing in 2006. The proposal is to increase the permitted residential floor space from 3.5 floor space ratio (FSR) to 4.1 FSR and increase the permitted height from 13 storeys (38 m) to 15 storeys (47.9 m). This zoning amendment is considered concurrently with development permit no. DE411865.

I actually don't mind the black spandrel. It's different. Besides that the design is pretty much same old same old. Nice to see that block moving forward though. SEFC is going to be unrecognizable in 2-3 years for anyone who hasn't seen it since the Olympics.

I like the attempt at colour - but the black spandrel should be accompanied by black mullions. Yaletown Paerk has black mullions and it looks good.

Yaletown Park is likely the ugliest towers built in the 21st century, but yes I like to see more black mullions in Vancouver. Black fritted glass (similar to the yellow social housing at OV) will be nice.

We need Peter Clewes to save us from our own mid-market architects...

Imagine that; window wall with grey mullions and off-white spandrel panels. SEFC's materials pallet (other than the OV) is all far too similar.

So is it LEED that's causing all of these building to have the reduced area of vision glass (and more spandrel)?
That spandrel (next to the green) doesn't look like it'll be covering any columns or walls...

They need to learn how to design exterior walls. Local architects need to go visit Toronto and see what can be done at half the psf rates.
