Seriously, Eh? That whole Sheppard's Island development really underwhelms me. Oh well, some nice infill to look at when crossing the MacKay or sailing in the Basin.

I found it by googling Harbour Isle Halifax.. it didn't come up the first time I looked, but maybe i worded it slightly differently. The google maps link was at the top of the page. Now come to think of it, I believe I remember seeing the old Sheppard's Island Condos sales office at that location.. so they have simply changed the name it appears.

It's high class condos and i have noticed some activity lately at the site. They must of changed the name with the new partnership they have.

It's not really inside the industrial park. There's some kind of gypsum terminal nearby but there's also already a marina and hotel I believe. Bedford is not very far away if you take the Magazine Hill but then again traffic in that area has been pretty bad.

Many people buying condos in this development could also get around by boat in the harbour. I don't know if it's practical to get around the city in a boat of if it's basically only viable as a recreational thing.

While it is considered outside of Burnside it is technically in Burnside. THe Burnside plan map shows this as in its boundaries but also as a residental zone. Yes the Dartmouth Yahct Club is next door and the Burnside Motel is nearby and this would back onto National Gypsum's land.

This is outside the boundaries somewhat but i believe Dartmouth Crossing is planning to have a massive resdiental area bordering Burnside as well and there is already park to the east/south and residental to the south so maybe in a few years Sheppard's Island will fit in better.

You are correct in that Dartmouth Crossing is planning a residential area, however i believe they will need to go through the process of getting the land rezoned from commercial to residential. THis will require public input.

Well, today whilst at a family get-together I have found out one of my umpteenth removed cousins has got in's with the Harbour Isle project. He is part of the logistical divsion of it and he doesn't get to know about what it is going to be till everyone else does. However he DID know what the original plan for it was.

Several *large* condo complexes (originally he said upwards of 800 units), a shopping centre, big hotel and a couple of office buildings too.

But he said everything's been changed and thats not what's going now. Saw an ad in the paper today for it, still going to be big though.

I remember the old sign they had on the sight and it had a little bit of everything. It even included a new set of stoplights on Windmill Road (@ Ralston Ave). I hope they still keep some retail aspect and maybe one or two office buildings. There is some activity on the water-side of this area so we might know more soon.

A little bit off topic but i think if this new set of stoplights comes with this project they should include sidewalks (heading to Wright Ave) and extend the bus lane all the way through as well.

New development for Dartmouth

194 townhouses being built, with hopes for four condo complexes

This summer, construction will begin on the first of 194 townhouses planned for a new community in north Dartmouth, even as the developer awaits approval to build four condominium buildings on the same site.

"We think what we are doing with our townhouse and condominium development in that area will transform north Dartmouth," said the man behind the $85-million project, Besim Halef of Banc Properties Ltd.

"What we wanted to build, really, is a community."

Located on 9.7 hectares 24 acres of land in an area between Victoria and Windmill roads, Trinity Harbourview Community will consist of townhouses marketed for first-time buyers and seniors looking to downsize.

Mr. Halef said he is also hopeful that a development agreement with the municipality will be approved to allow Banc Properties to go ahead with its plans to build four condominium buildings, with a total of 229 units.

Simply put its 194 townhouses and 244 condos in three five-storey buildings and one six-storey building. It is being done in two development agreements because the six-storey building requires a rezoning so it has its own agreement. The properties are targeted for seniors and first-time buyers with the developer requesting assisted-living status for one or two of the condo buildings. The condo buildings will be made of brick, and concrete. They have already provided a park. The road nework is a loop (Nadia Dr) with the townhouses fronting this street and the condo buildings behind (next to Victoria Rd). The six-storey building will have a driveway onto Windmill Road (at Nootka Dr). The W.M. Fares Group (the Trillium is another one of theirs) is behind this project as well.

The buildings aren't anything special but it is a good infill project for a part of town that should of been filled in a long time ago.

Since we know a lot about this project can someone create a thread for this project. I'm too tired right now.

Hopefully that will initiate a drive to clean up Windmill Road in that area, with possibly some new commercial development. Add to that improvements of the roads and interchanges around Princess Margaret Blvd, it might just make Shannon Park that much more enticing for a new stadium with some commercial and parkland space.

I was driving around tonight and noticed a construction site on Gottigen St between North and Cogswell.

Does anyone know what's going up there? Its a pretty big site...
