Another question I have is will there be a need for excavation for the building's foundation? The BIV article that hollywoodnorth posted in general updates indicates that a podium was already built for a 3rd metrotower when metrotowerII was built:

The region’s lack of office space is also driving Ivanhoe Cambridge’s bid to revive plans for the third and final office tower at Metrotown.

A podium for the tower was built at the time Metrotower 2 was built in 1991, but market conditions postponed development of the 425,000-square-foot project. The development of significant new office projects in downtown Vancouver as well as a spike in vacancies in the early years of this decade also worked against the project’s construction.

Ivanhoe Cambridge now believes the time is right.

Indeed, whereas CB Richard Ellis reported a vacancy rate in AAA-class buildings of 28.4% in 2003, today it pegs the rate at just 0.3%.

Providing the project secures the requisite municipal approvals, Ivanhoe Cambridge director of development, Western Canada, Gord Wylie expects construction to start this summer and complete in three years. He said the prospect of LEED gold certification, and proximity to transit, shopping and other amenities all weigh in the project’s favour.

“We believe we’ll have a very competitive product with the downtown market,” he said. “The market is very strong for it, and being a LEED gold building I think will cap it off.”

In terms of massing, he means this older one when tha back of the tower had more steps - but Metrotower III will have a much nicer reflective glass curtain wall (or it had better have to match the others):

Metrotower will actually have 334 parking spots in total, and this number includes all 5 floors. MTIII has only added 245 parking spaces to the development, as 89 of the spaces existed previous to the tower.

Shorter than Metrotower 1 by 2 meters, and taller than Metrotower II by 5 meters.

Why wouldn't they use the current podium? "Podium technology" doesn't change that much over the years, does it?

If they haven't changed the size of the tower (i.e. weight load requirements) the existing footings would have (should have) been built to support Metrotower III.

I notice there are renderings with an antenna at the top and renderings wthout. My guess is the ones without the antenna are the new renderings?

Yes they should be able to just continue w/o having to redo the existing work, these technique is used quite often on phased projects.

Just like Bental 5........the parking garage and such were done years before......when they built phase 1 they just started on the ground level.....

Yes unfortunately the antenna was cut from the final design. Too bad, I was hoping for something like the light tube ontop of the wall centre.

Good news is this project is still on track and on schedule and should be starting very soon.

As of today (June 9) Metrotower III is offially under construction!

With a construction schedule of roughly 3 years this tower should be topped out late 2010 and complete sometime mid 2011.

Can the mods change the title of this thread?
