River North Marriot Suites

Id thought I'd never say this on this forum about anything going up in River North, but the Marriot Suites is turning out to be a better looking building than anythign else that has been buillt in the last few years. It especially looks pretty decent from the south end looking north. Its nice to see the green added into the beige. Sure beats painted puke concrete!!!!!

Global Hyatt Corp., owned by the Pritzker family, has dibs on one of the dwindling number of surface parking lots in River North. Hyatt has a deal with Friedman Properties and White Lodging Services Corp. to build on the southeast corner of Clark and Grand.
The company plans a 216-room Hyatt Place, its third location for the brand in the Chicago area and its first within the city. It's part of a national rollout of 50 Hyatt Places that marks a new emphasis on a format smaller than the convention-size Hyatt.

The smaller Hyatts have convenience dining, full Wi-Fi access, digital TVs, a pool and exercise room. They are supposed to appeal to today's business traveler.

If you park your car at Clark and Grand, the best news is that the Hyatt construction timetable isn't quick. It plans to be open in fall 2010.

The company also said it will open a Hyatt Place by spring 2009 in suburban Warrenville at Ferry and Warrenville roads.

BACK TO BRONZEVILLE: Now that Ald. Pat Dowell has taken over after beating incumbent Dorothy Tillman in the 3rd Ward, one wonders about certain development sites. Example No. 1.: Questions hang over the $155 million retail and condo complex announced in February for the southwest corner of 39th and State.

The lead developer, Quintin Primo III, has yet to line up loans or key tenants for the property and wasn't available for comment this week. He's probably regretting his decision to announce the project at an event that doubled as a campaign rally for Tillman.

Dowell said she won't hold that against Primo, and she got her first briefing about the project this week. She said she supports it in principle but wants details. "It's a very ambitious mixed-use project which would make a statement at that corner," she said.

Example No. 2: The landmark Rosenwald Apartments at 4600 S. Michigan, which became a slum under Tillman. Dowell said she's evaluating proposals from two developers, Peter Holsten and Jason "Gonzo" Gonzales, president of Gonzo Development. Dowell, a former city planner, declined further comment on the proposals

Developer planning luxury Streeterville apartment tower

A Houston developer is planning an apartment tower on a prominent site in Streeterville, hoping to stand out from an increasingly crowded field of rival projects with a luxury high-rise that would offer top-quality units and charge top-of-the-market rents.

Hanover Co. has an agreement to buy a parcel of roughly three-quarters of an acre across the street from the AMC River East 21 movie house, 322 E. Illinois St., about two blocks east of Michigan Avenue, sources say. The site is part of a larger, 2.3-acre site that extends south from Illinois Street to the Sheraton Chicago Hotel & Towers, 301 E. North Water St.

John Garibaldi, an executive vice-president with Hanover, declines to comment.The deal with Hanover would be a big boost to the plans for the rest of the site by two well-known Chicago developers, Christopher Carley and Michael Reschke.

Yet they are now sparring with each other.

Mr. Carley, CEO of Chicago-based Fordham Co., says of Mr. Reschke’s role, “There is nothing there, no agreements or anything.” Mr. Reschke, chairman and CEO of privately held Chicago-based Prime Group Inc., counters: “We do have a venture agreement; he’s acknowledged it.”

They both decline further comment. Mr. Carley, with or without Mr. Reschke, has a contract to buy the entire site, now a parking lot, from the St. Louis parent company of the Adam's Mark Hotels, for more than $60 million. Proceeds from a sale to Hanover would help finance the development of a ritzy hotel-condo building on the southern portion of the site.

Hanover, founded in 1982, has grown rapidly in recent years, with a national pipeline of projects in cities ranging from Boston to Seattle.

In Chicago, some rival developers are wary of ultra-luxury rental projects, fearful that rents still are not rising fast enough to offset the higher cost of building larger units and adding more expensive finishes, like premier kitchen appliances.

But Ron DeVries, a vice-president with Chicago-based residential consulting firm Appraisal Research Counselors, says “there could be some potential for a very high-end rental product downtown, but I think it would have to be more of a boutiquey building.” In the downtown market, 2,150 rental units are scheduled to be completed next year, nearly three times the annual average of 775 units between 2002 and 2006, according to a first-quarter report from Appraisal Research.

Gold Coast Demolition

I apologize if this has been discussed already, but does anybody know what's going on in the Gold Coast, on the block bound by State, Rush, Oak and Walton? I've noticed that they've begun demolishing the building that used to house Papa Milano's and that weird store that put offensive ads in their windows (G'Bani, I think?). Plus, the building that housed Bang & Oluffson and a few other stores has ended the leases of all of its tenants. Any info would be greatly appreciated.
I'm hoping they demolish the old Gino's Pizza building too.

There are two buildings. One is an unadorned and unremarkable one-story retail building with several stores and an independent pancake house in it, and the other is a parking garage that is unpopular for reasons a little obscure to me as I don't drive (I think it's poorly laid out). There's a church parking lot next door that's also part of the site. I think the businesses currently occupying the building are a bigger concern than the building itself. What I think is funniest about this development is that the Whiteco project two blocks away got a few million dollars in TIF financing and this other guy is going out of his way to say he doesn't think TIF financing is necessary.

Some of the other things going on in Oak Park might be of interest to people who have opinions on New Urbanism. Per recommendations from consultants, they've just ripped out a one-block pedestrian mall on Marion and are converting it back to a street. I know pedestrian malls are no longer in vogue, but I think people familiar with this one would generally agree that putting a street in was unnecessary and unlikely to increase pedestrian traffic or ease congestion. Supposedly they plan on replacing the lost public space with a new plaza on a site currently occupied by one-story retail across the street from this new project on Lake and Forest. I guess that stuff belongs in another thread somewhere.

^ Thanks Abner. Now I remember the building / parking lot, and I can be 100% happy about this plan so far.

Yes, I am familiar with the plaza plan and do not support that move at all. I think it's incredibly short-sighted.

This is good news... It's a smallish site, and perhaps we'll see something with respectable height there as a result.

Does anyone know if Hyatt has been hiring any decent architects for their new stand-alone hotels?

Theres a Charles Cushman photo of this site circa 50 years ago....used to be a row of Italianate buildings much like the one lonely one remaining on the south end of the block. Great news that this parking lot will be filled in.

199 West Monroe is an elegant new 36 story office tower located on the west side of Chicago’s Loop at the intersection of Monroe and Wells Streets. My floor count based on the most recent photo update was at about 42-43 floors, give or take (The base was hard to see, but I think I got it right...)

So about 8 floors left... close.
