You may be right. I may have misunderstood. This would go along with the large lot of land on the east side that was cleared a couple of years back. It would also explain why in part of the document they said it would connect through to streets in Cap Acadie.

I just checked with Google Maps - the east side of Ohio makes a lot more sense.

This is being discussed tonight at Plan 360 (which handles Shediac's planning advisory committee work):

The land in question lies on the east side of Ohio Road, somewhat to the north of the new anglophone k-12 school under construction on the west side. Horizon Blvd is intended to connect to the entrance road to the new school, and apparently, a roundabout is being considered for Ohio Road where this intersection will be built. The intent of the proposal is to create a large commercial retail park on Ohio Road with large lots for major retail development.

The lot 26-1 corresponds to the large plot of land that was cleared a couple of years back. We have previously speculated here on SSP that the land was cleared either for a Walmart or a Superstore. We still don't know who the tenant ultimately will be, but, it's commercial destiny has been confitmed.

This could be very big for the town of Shediac if it builds out as expected.

More major traffic chaos in Shediac this summer. A large portion of Main Street will be torn up for sewer work, and for sidewalk reconstruction.

Is there ever a summer in Shediac when Main Street isn't being reconstructed????

Looks like I'll continue with my regular summer routine. Park my vehicle in the Sobeys parking lot, offload my ebike and enjoy the trails to the wharf and beach. And if I need to hit the wharf with my annual pass via vehicle, I just take the Ohio entrance to Main st. Easy peasy!

The important question is, will one of these units be a Fried Clams restaurant? Since every other fried clams restaurant in Cape Pele has either burnt down or closed down.

I’ve been working out in Shediac the last couple weeks to help out the store I’m at. I can tell you the traffic out there is nuts. The roundabout off the highway and the surrounding roadways are severely under built. Also the Sobeys & Canadian Tire locations have both exceeded their existing store capacity. With very little room to expand either store, I have to wonder if we’ll see them relocate and build larger locations.

The spot I’m really thinking about is where the proposed south highway ramps would be off of Riverside. You could fit a Walmart, Canadian Tire, Sobeys, restaurants and some strip malls and still have lots of room to spare. I believe we’ll see something happen in the next 5 years, the growth in the town has been crazy!

Interesting to hear your thoughts about the Sobeys and Canadian Tire stores. I agree that they are both small, and given the growth in the town (and area), replacement stores may be necessary.

I see your point about Riverside Drive if the province puts in new ramps leading to Highway 15, but, the town seems to be banking on making Ohio Road the new main commercial route into the town.



Lot 26-1 in particular seems to be being groomed for a major retailer )Walmart, Superstore etc.).
