Another approval from this week's city council meeting for an apartment building at 298 Salisbury Road:



There were objections received for the usual reasons, but council chose to ignore them.

36 residential units in total.

Salisbury Road seems to becoming much more developmentally active after being pretty moribund for the last couple of decades.

I would say the close proximity to the industrial park and other businesses in the area is what’s causing these developments. Though it should have happened years before, I would say there are a lot more renters now and these developers hope that this will entice people to live “close to work”

Apparently nobody on city council objected to the quality of the rendering,

They approved the project.

One of the councillors questioned the developer about that during the meeting. They essentially said the city doesn't require anything more detailed at this stage.

7 Iron Golf is expanding into the open unit next to them to add 4 private bays with couches, tvs, cameras for swing analysis. Set to open in August

The former Home Hardware furniture store in Magnetic Hill has been rebranded as North Elm Furniture and More.

This is completely unexpected. If the store looks as nice as the rendering, this should be an upgrade........

The Seven Iron golf simulator in the Horsman Centre is expanding and taking over the vacant CRU next door. Apparently they are successful and putting in more simulators and more capacity for professional instruction.

Good to see. The Bunker downtown is more of a recreational golf simulator experience, and is paired with food and drink. Seven Iron is more of a professional facility.

Land clearing

I noticed activity in this area last week on Charles Lutz Rd just pass the Mount Zion church. Today I decided to take out my drone and have a look. Once this and the 5 apartment buildings start off nearby behind the Ihop, this area will be quite busy for a while.

Yes, this was noted on SSP about six months or so ago. It is good to see they are working on the internal road network.

I fully expect to see the whole south side of the TCH from here eastward to the Mountain Road interchange to be developed in the next 5-7 years. I imagine the lands east of the Ryan Street/Charles Lutes intersection to be high density and commercial. This whole are will look a whole lot different in 10 years time......

Yes, the development reaches mountain road, roughly 100 acres total. It will definitely make an impact to people coming in from the west on the TCH.

This building lot is now for sale. This appears to have been a "buff & turf", where the developer sought approval from PAC and city council in order to get rezoning to improve the value and marketability of the land. Having achieved this, he is now intending to sell the land. He never had any actual intent to build.

I am a little hesitant to post this, but there has been some activity over the last couple of weeks on the lot adjacent to the Hampton Inn where the Home 2 Suites by Hilton had their "coming soon" sign.

There have been dump trucks and a backhoe, and they have been moving some dirt around. It does not appear to be actual construction activity. It appears more as if ballast and topsoil is being delivered. I don't know what this actually means in terms of future construction (if any) on this site.

We will have to keep an eye on this.

Posted on Retail Talk NB. The canopy for the fuel pumps at the new Fens/Starbucks/Denny's off the Mapleton exit from the TCH is now on the ground awaiting installation. As anticipated, it appears to be a Petro-Canada.

Looks like something I did in high school drafting class back in 1982. No joke! I was pretty good with the pencil and T-square.

The low res render should have been a red flag. All the proponent was interested in was the rezoning so he could increase his property value. He had no intent to build. Why bother putting the effort into a decent render then........
