The renderings and site plan for 6909 Ryan Drive next to Crestview Station are out. I've been wondering about progress on this one. It's really a shame that the original plans (including those for adjacent parcels) fell through. This seems perfectly nice but the old one was transformative.

Its great to see the Ryan Project taking off, but in my opinion the design is really under utilizing the TOD part of the project.

The closest building to the Crestview station in this plan is the back of the garage, and there's a ring road around the whole project. This really cuts off ped/bike access from the existing Crestview Station development. Facing the public amenities towards the station would be transformative even with just this parcel.

Site plan is not submitted, so I hope some tweaks can be made to increase the connection between the station and the proposed park.

Ideally they would flip the design, but if that's not feasible, at least move the garage to the north towards the other parcel and add a fully pedestrianized paseo connecting the station to the park.

They almost certainly put the garage in the corner furthest away from SFH on purpose to avoid neighborhood cranks. Earlier possibilities for this project had underground parking but I guess those are gone now.

I don't quite understand why this needs a full road around the entire property. That's a lot of space, especially on the north end, that could have just been more housing or parkland.

You're right, a paseo through the buildings connecting the park and the transit stations would be a big improvement.

Yep, I imagined. Well I can say there's another set of anti-cranks I've talked to in Highland dismayed with this design and the missed opportunity. It's a public project after all, so it makes no sense to shoot TOD in the foot.

Even some minor tweaks that keep the garage rails side, but still provide a paseo, raised crosswalk, or more activation of the station area would save this.
