All the sub-leases seem to expire around the end of this month so I wonder if the main building will empty out while they renovate it.

Beresford and Dunblane, just south of Imperial. A really short walk to Royal Oak Station and not that far from Metrotown.

What?
You don't have dogs with messed up mutated faces,......or people whose heads are on backwards (....either that or whose heads are dog's heads).....and lightpoles smack dab in the middle of the road where you live?....

.....not to mention the random assortment of freaks and mutants that apparently seem to be milling about the Royal Oak neighbourhood.

Also the AI folks, too.

Being that close to the Royal Oak station, while also being located in the Metrotown 'core', this proposal should have been another 10 storeys taller.

But they seemed to have maximized the density on that triangular site somewhat with that packed 6 to 8.6 storey stepped podium (if we can call it that).

Talk about a terrible AI rendering.
It lookst almost nothing like the elevations show the design to be.
I'm stunned they even put it out as part of, or in any way connected to this design proposal.

Is anything starting or is it just site clearing?

I wonder how long it'll be until that Chevy dealership gets redeveloped into towers. It's going to be surrounded on all sides soon.

....probably until the market recovers and they can sell the lot for a gajibizillion bucks,....

....which is what that land will be worth after all the surrounding lots are redeveloped, and given where its located right next door to the skytrain station.

I bought a DJI Mini 4K drone, and here are my first‑ever shots with it — featuring the future RCMP headquarters:
