[Moncton] Riverview Developments

According to staff at Vogue Optical today, they aren't moving into Riverview place. They will be expanding into the barbershop space once it moves. The current Vogue store is small and a bit dated, so a larger refurbished space would serve them well.

This makes a lot of sense, as they have a convenient relationship with the connected Riverview Optometrist office behind the store.

They didn't say if the Kings Crown barbershop will be relocating to the new Riverview Place, but the last time I got my hair cut the barber said they were looking elsewhere. Of course that could change if they were to get a favourable lease.

The old Riverview Mall is starting to take shape, and will look a lot better than before. Then again, it wouldn't take much to improve on the pre-existing dreadfulness.

Its a Pretty boring design most apartments in Riverview look like this. Note that there is a phase 2 twin building in the plans.

Looks like 'affordable housing' to me. In the old days, we called it 'low rentals'. Not a place I would want to live. I would avoid wood construction at all cost.

Nothing wrong with these type of developments, not every development is going to be worthy of a detailed design discussion on SSP. Its ultimately just a place for people to live. I think calling these boring is kind of the equivalent of calling semi detached you see all over the north end boring. I mean yeah, of course they are boring.

The good news is Riverview has started to push forward from its past ways and is actually doing some big developments now. There was a time when this would have been the most exciting thing to come to the town! Now its just a nice infill project to add some capacity to the town.

In the last several years, there have been many of these smaller infill types of buildings constructed all over Riverview. I'm sure the town doesn't mind vacant land being filled in and the tax revenue they generate. Usually it doesn't take very long for them to get leased. The Findlay Estates area has exploded with new apartment buildings.

It isn't fancy, but I don't mind the looks of this building.

Not surprised. The franchisee was anxious to start.

The Canada, Construct, Connect item you noted indicated work on Emmerson Park will begin in May. I suspect the A&W there will also be one of the first units built.

Riverview council approved the creation of two new roads in February to support the Buckingham development.

It's unusual for the town to own cul-de-sacs, but having these entrances as town maintained roads will ensure safe passage for students to get to the high school.

Updated rendering and description of the residential project on the west side of Cleveland Avenue, behind the Kent and Sobeys stores:

Cleveland Avenue, Riverview Phase 1 | Opening September 2027

A new place to call home is coming to Riverview.

Ideally located just behind Sobeys, this community puts you within walking distance to groceries, everyday essentials, and nearby walking trails, all just minutes from downtown Moncton.

Phase 1 features a 6-storey, 124-unit building with a mix of thoughtfully designed 1- and 2-bedroom suites, offering comfortable, modern living with secured underground and main floor parking, and convenient access to everything you need.

This is the first phase of a larger, carefully planned community, designed to work well in the real world, from approval through financing, construction, and into occupancy.

This rendering is considerably different than the rendering initially presented (and much nicer looking). The first rendering showed two elongated L-shaped buildings occupying the entire site. This building is considerably less elongate, and I wonder if they are going with multiple buildings (3-4) rather than the initial two buildings. I had reservations about the initial iteration. I am much happier now.

The block of land this development is being built on is "parcel A" on the diagram below:



This building will have 124 units. The entire parcel will include 408 units, again indicating the presence of 3-4 apartment buildings.

Lakeview Tower Phase 2:



This project is still in the early planning stages, but it’s expected to include around 60 units—about the same as Phase 4 of People’s Park Tower, which is six storeys tall. If it moves forward, this end of Riverview could start to develop a small skyline when viewed from the causeway.

I remember several years ago that CoreyCraig purchased land on the south-west corner of Coverdale Rd. and Gunningsville Blvd. I thought at the time that there's no way a Tim's would work at this location because of the limits for vehicles to get in and out.

Even a residential property would have its challenges.

I see now that this land is for sale.

According to the info they were handing out at the ICON open house today, the first Pine Ridge building is about 50% leased. Nice units.

The report to council Monday said modern roundabouts are being considered at the intersections of Whitepine and Findlay, Cleveland and Pinewood, and Robertson/Gunningsville/Pinewood. The report doesn’t put a timeline for the roundabouts, but says the town should consider the amount of land needed and budgeted funding for the project.

The report says other intersections that should be considered for roundabouts include: Whitepine and Trites, Pine Glen and Gunningsville Boulevard, Gunningsville/Pinder/West Riverview Boulevard, Runneymeade and Hillsborough Road, and all new intersections along Gunningsville Boulevard.

This is fantastic news! Roundabouts are about 20% more efficient than traditional intersections and much more safe as well. Other intersections I would like to see them on is Pine Glen & Coverdale, Buckingham & Whitepine, Trites & Coverdale as well as Biggs/Riverview Mall & Coverdale.

They are now working on the final floor at the apartment building on Cleveland st. I could be wrong but this building looks like it’s the tallest in Riverview.

The foundation has been poured for the first 2-story building at 775 Coverdale Rd.
