Yeah I'll only believe that render when I can go up and feel the bricks myself.

Are they not talking about the building to the right? I don't think that was part of that funding announcement IIRC.

I will shit bricks if that actually gets built. It's Zaiffman developing it?

There are new partners involved that are leading the development, the same team behind the proposal at 187 Garry, Daniel Serhal.

I was looking around the area and holy crap is that Adelaide station thing pure trash. I got interested for a second because it looked like a rooftop. Then the gravel lot aspect became apparent.

It seems like they are referring to that 12ish storey building to the left in behind the St Charles project.

That’s sure a lot of painted styrofoam.

You know, I understand everything you are saying about the materials, and I know the owner is as sketchy as it comes...but in my opinion those two buildings would be an incredible addition to an area that has sat vacant and underused for essentially my whole lifetime (50 years).

I would love it if they could be built out of stone and brick, but considering how long that corner has been a black hole I will personally take these buildings and their 240 units.

I understand this is still likely a long shot considering the owner in question, but that render looks pretty good compared to a surface lot and an empty, decaying 4 storey building.

If we were Toronto with a new 60 storey building announced every other week I would say "no way" to these, but I want downtown filled up with people.

It must be a completely new building because the bottom of the AI slop isnt the same proportions as the real building that is sitting there. The corner entrance is way wider. All the windows are different.

Also hilarious that whoever wrote the prompts for the AI slop didn't even look at the image enough to realize that it forgot to fill in this section with styrofoam Tyndall stone like it has on the other side. It just switched to styrofoam brick halfway.

don't be fooled by renderings. styrofoam brick looks like shit. And looks even shittier ten years from now...i can guarantee you the cornice will not look like that.

We shouldn't settle anymore. It's a national historic site. We have lots of construction happening now...we don't need to be so desperate.

Yup, noticed that too. If you look on the ground floor, you'll notice only three of the stripped parts are the same colour. the rest are a different, lighter shade, if at all.

I wish to remind everyone the proposal calls for a total demolition and saving the bricks to be utilized in a portion of the lower facade only. This if it moves forward will create a representation of the St Charles and is not even what I would call facade reconstruction.

I would encourage better material but welcome the massing and use. My concern though is demolition without any site replacement. This is why I would encourage construction bonding be in place to ensure something gets built after the demolition occurs as was the case with triangular site at old market square. Again, adequate bonding is required to limit the chance of demo with no construction.

Danny Serhal, chief executive officer of Penfor Construction, said he’s now working with building owner Ken Zaifman on a housing proposal that would carefully preserve the hotel’s facade.

“When you looked at the Hotel St. Charles, it has some deep structural issues. So, our strategy is to scan, very carefully, the existing facade, dismantle it, store it, build a new building, and then come back and replace the facade,” said Serhal.

The new building will reach up to 11 stories tall, ideally with construction starting by the end of this year and completed over about 2.5 years, he said.

There are three options for what will happen here:

1) building gets knocked over based on a sham "development" and left as a vacant lot for the foreseeable future.

2) building gets knocked over and a new, very underwhelming structure is built in it's place. It is extremely expensive to carefully dismantle and rebuild a facade re-using 120+ year old clay bricks. That's never happening.

3) Nothing happens and building remains empty and deteriorating.

Option 1 will be used as an illegal parking lot, just like the footprint of the building that burned down next door.

Not sure if this is in the East Exchange district but Free Press is reporting on Sunday that the Kings Hotel on Higgins was sold to new owners who took possession on Mar 1/26.

Listing real estate Brad Gross said the building sold for just under $900,000.00 and is being renovated and may reopen as a hotel.
