Notable Tempe items:

1) McCain Center beginning construction up by Mill and Curry.
2) ASU will be demolishing the Arcadia dorms (Best/Irish/Hayden halls) and replacing then with a new 800 bed residential hall (so about the same size as the recently built Mill Avenue dorms). Demolition will occur this summer with construction of the new dorm scheduled to be completed in time for the Fall 2028 semester.
3) Upgrades to Wells Fargo arena and Physical Sciences H labs.

Item 2 is particularly cool, I thought this work was still further out. By far the most outdated dorms on the campus. Presumably will be ~7 floors as most ASU dorm buildings built this century have been.

Not sure if it's been discussed or not but are they seriously going to leave that Tempe Town Lake development covered in fiber cement board like that? It's fucking disgusting.

Had been wondering if we would see something like this ever since the Mill Ave Pita Jungle decided not to renew their lease that ended last year: New Preliminary Site Plan Review (PSPR) for a mixed used multi-family development at the NE corner of University and Mill (address 4 E. University), this is for the building that used to house Pita Jungle and still houses the T-Mobile.

PSPRs are often the first public facing filings for big developments, so they are fairly vague e.g. we dont have any information about height/density. Its early so one could foresee these developers inquiring about purchasing the Jack in the Box for the dev as well but for now its just the Pita Jungle parcel. Obviously this is a location where first floor retail is an absolute necessity. Its good to see a filing like this, because most of the big downtown developments that got approvals in the 2023/2024 time period are under construction or seem to be in the last permitting steps, so its nice to have another potentially big project coming down the pipeline. Hopefully more to come!
