Is One Vanderbilt under renovation or construction? A section of panels near the crown looks like it's missing and or tarped off.

I'm not sure if anything is going on there, but I know a couple of the office floors have terraces.

It cannot be overstated that, as iconic as Midtown presently is, in a few years, it will be utterly surreal!!!

I feel that the City should really allow companies to build as much space as they will occupy. It's a shame that JPMC wasn't allow to build a tower of the same density as the nearby One Vanderbilt, even though that wouldn't have been large enough either. Both have access to Grand Central and the subway system. And yet, 270 Park had to build to a lower FAR. It makes no sense.

JPMorgan expands at Brookfield’s 5 Manhattan West
Bank tacks on 139K sf at Midtown West offices

Holden Walter-Warner
Feb 5, 2026

Quote:
Manhattan office landlords fearful of losing JPMorgan Chase leases to its debuting headquarters at 270 Park Avenue need not yet worry.

The bank expanded its presence at Brookfield’s 5 Manhattan West by 139,000 square feet in the fourth quarter, according to the Commercial Observer. The expansion, disclosed in a Colliers office report, brings JPMorgan’s footprint at the Midtown West building to 565,000 square feet.
Quote:
JPMorgan also recently expanded its footprint at L&L Holding Company’s 390 Madison Avenue, adding 60,000 square feet to its office there. The bank occupies nearly 500,000 square feet at that property.

The deals stand out when compared to the bank’s recent opening of a 2.5 million-square-foot, Foster + Partners-designed tower at 270 Park Avenue. The headquarters is designed to accommodate roughly 10,000 of JPMorgan’s 24,000 New York employees.

Across the street from there is another building the bank owns, paving the path for what has been described as a JPMorgan-centric neighborhood.
Quote:
But JPMorgan isn’t ready to consolidate to one office or one area of Manhattan yet. JPMorgan is undertaking a $1 billion renovation of 383 Madison Avenue, the former Bear Stearns building across the street from the headquarters it bought in 2008.

It also recently signed a multi-year renewal on its 270,000-square-foot lease at 237 Park Avenue, a victory for co-owners RXR Realty and Walton Street Capital.

If ABS/Halpern-Silk sold their vile eyesore at 425 Madison, it could be combined with Durst’s adjacent site, and a new JPMC tower could rise there, together with 250 Park.

Agreed. Great times to be a NYC Skyscraper enthusiast! The quality is there too (rare, I'd say).

Of course, though as I just said above, I'm actually impressed at the quality of everything else that is going up in NYC generally at the moment. Normally in a boom like this, I'd expect soulless for-profit crap that is a LOT shittier than "the classics" (ESB, Chrysler), but instead we're getting stuff that's only a bit shittier!

I can’t wait to see 175 and 350 Park in that view.

in that promotional video it looks like they layered fake additional lights running up the facade to make it look uniform... you notice it when the drone moves irregularly and the layering can't keep up fast enough... top right hand side...
