Vornado Realty Trust’s Michael Franco on Tuesday said that Griffin wanted to accelerate the deal timeline, which originally gave him until June 2030 to either take a 60 percent stake or purchase the site for $1.4 billion, meaning that Vornado and Rudin Management would not take part in the development.

Griffin chose the former in December, and thanks to a few other amendments to a 2022 agreement, Vornado and Rudin will be able to acquire an interest between 23 percent and 40 percent in the joint venture by July (with Vornado’s stake ranging between 21 and 36 percent). The previous terms called for Vornado to take a 36 percent interest, and Rudin 4 percent. Demolition for the project is slated to start in April to make way for a new 2 million-square-foot office tower.

“We intend to be part of this project,” Franco said during Vornado’s fourth-quarter earnings call on Tuesday.

Vornado executives also indicated that Citadel, the tower’s anchor tenant, may take more space than the previously announced 850,000 square feet.

Another look at yet another Foster sibling for Park Avenue. Seems, as expected, this tower will be lit in similar fashion to 270 Park.

It looks great in these and the other recent renderings. Despite the height cut, I actually like it more than both 175 and 270 Park Ave. I love its overall massing, and the trees are a nice touch. It's a significant improvement over both the 2019 and 2023 designs.

There are so many iconic new towers, but can you imagine the transformation of Manhattan if Grand Penn is built and the Western portion of the HY? This will be utterly extraordinary.

The development would combine 350 Park Ave. with 39 E. 51st St. (owned by the Vornado/Rudin JV) and 40 E. 52nd St. (owned by the Rudin Family) to build a 62-story 1,850,000 square foot office tower, with Citadel as the supertall’s anchor tenant.

On Vornado’s Q4 2025 earnings call, chairman and CEO Steven Roth said, “Citadel is still finalizing their space planning… In general, their appetite for space has grown from the original deal.”

If they purchased Aby's building, could they increase the square footage? It seems like there will be a lot of demand for this tower. I wonder if Citadel will seek space in whatever is planned for 400-410 Park Avenue.

Could be amazing, but I have some doubts about how solid this development is, at least in terms of Citadel’s inclusion. They’re facing major liquidity issues right now; and even if they would just be a partner of the development, or just a major tenant, where is he getting the money? His murky practices have been well-known for over a decade now, and Citadel’s borrowing to cover shady investments has increased significantly since 2021. There some funny business going around, but seems like par for the course right now…
