So the tallest tower is actually 346m and the second tallest is 303m!?! Or is that from sea level?

I still need to have a propper look though the application booklet but yes, those should be the geodetic heights.

So only the hotel tower will have the structural exoskeleton.
The residential towers will be conventional construction with lattice like balconies added on
- think of a merger of the Oakridge fungi balconies and the Senakw trigons.

The hotel podium has 3 large double height ballrooms (levels 3/4, 5/6 and 7/8) all stacked on top of each other.

The Randall Building facade would be better integrated if they had smaller window openings in the adjacent podium sections
(esp. on the Georgia side), even if they were randomly placed. The condo towers above have smaller scale openings, so it would still be consistent with the complex as a whole.

Here's the new entrance into Granville SkyTrain Station.
Remember that the existing ticketing hall is under Seymour Street, so there isn't much work to connect to it.
Looks like just 2 escalators.
I think 2 escalators plus a stair in the middle would be better.

I wonder what the rationale will be for intruding so far into the viewcone, and can we use that same rationale for other sites? I remember years back this was designated a special site for taller buildings, but I'm not sure that is still valid or still being considered.

That many units will be a game changer for those dead blocks near by.

They'll probably argue that they are intruding into the QE view cone, but as per the higher building policy, that should be permitted as this is a key 'gateway' site. Even though it is not designated under that policy.

This is a good rationale because do you know who else is using it? The City of Vancouver's own real estate department for their main and terminal rental tower proposal.

On another note, this is a 2 booklet, several hundred page rezoning application. Maybe the largest I've ever seen. Tough to argue that this is not an extremely serious proposal. I don't know what their expectation is for breaking ground, but they absolutely want to get that rezoning and DP locked down.

I'm not sure about that. They want to get the rezoning locked down. The DP is when the exoskeleton and the fancier, more expensive details all slowly disappear. With a rezoning secured, it doesn't matter who the Council are, the volume and massing, and the required CAC (equivalent) have been approved. The design details come later (even if the fancy booklets make all sorts of promises).

Unless they have a deep-pocketed partner, they're going to need to borrow north of $1bn, (it's over 175,000 sq m of construction), and to do that they have to have sold a significant proportion of nearly 1,300 condos. It's hard to see that being a viable proposition in the forseeable future.

a pretty confusing set of elements in the podium elements...a preserved historic façade that seems to be supported by a giant ear, Zaha-like woopy shapes and then the appliqué of indigenous motifs...a real mess if you ask me

moreover, one tower that takes the motifs of aquatic life, then 2 more that are dumb caricatures of it

and this would serve as our crowning symbol of big-city sophistication?

Yeah, the Georgia frontage and the podium generally are really awkward.
I also don't like the plaza.
Note that all the other projects with plazas along Georgia are in-filling them.
I think there should be 2 levels of retail in a larger podium with an indoor atrium.
The Telus Garden plaza across the street (when it's not cordoned off due to rain on the glass floor) is largely a dead space.

It's "eclectic style". So it's legit.

But why submit a DP level of detail on your rezoning? What a waste of money. Not talking about the rezoning booklet which is standard, but flashy. I'm talking about the drawing package.

Dazzle Council with the shiny things to get the rezoning approved? (They are pushing the envelope with what they're asking for, and they did unfortunately forget to keep Dunsmuir House standing, so they need to impress). You have no doubt seen a fabulously drawn, rendered and gorgeous Arno Matis project, and then a very different (cheaper) version (with the same massing) at DP, and subsequently built. There have been a number of architecturally stunning canopies designed by Henriquez for the Oakridge plaza/Canada Line entrance. And what's now being built?

It's obviously not universal - most Westbank buildings have been delivered almost exactly as the absolutely beautiful rezoning package has promised. But this is Holborn...

With any luck, Rio-Can (or whoever) ditches the glass cube over the Hudson's Bay and comes back with a single tall tower that's set back from and more respectful of the heritage facade.
