New book on Olympic Village/Millennium

Quote:
We are living in an era when historic wrongs are being righted – and in the minds of many who are involved in Vancouver’s real estate sector, a major wrong was the way the City of Vancouver treated Millennium Development.

Until Millennium built the Athlete’s Village for the city’s 2010 Winter Olympic Games, they were riding high on several successful developments and a solid Lower Mainland track record that went back to the early '80s. Originally from Iran, and educated in the UK, Peter and Shahram Malek had been embraced by the City of Vancouver for the delivery of city infrastructure projects that they delivered on time and on budget, even writing them letters of reference. City staff had encouraged them to bid on the Olympic Village, along with four other established developers – and having missed out on opportunities like the Woodward’s Building, they embraced the idea.

In the end, the Malek brothers built an entirely new community comprised of eight city blocks, nine acres of park, 21 multi-storey buildings, and 70,000 square feet of retail – all within the ridiculous time frame of just 30 months. But before it was even complete, the project had been tarnished by city hall’s relentlessly negative and often incorrect messaging that the developers were in over their heads and had blown the budget by coming in at $1 billion instead of the forecasted $750 million, according to a new book about the Malek family and the project.

The media played its part as well, portraying the project as a problem that Mayor Gregor Robertson and the Vision council had inherited, and the Village as a “ghost town.”

Is this old news that has been reported already?

I just got a flyer through the door announcing the Grand Opening of a new Save On Foods? Where, I wondered? Well, it's 1688 Salt Street. A quick Google Maps scan later...that's Urban Fare...oh right, I guess the demographics in False Creek has changed enough that it's not just bougie shoppers looking for $100 pumpkins any more, but now actual real working residents who need, y'know, food.

Weird that I got the flyer through the door, since that means they are spamming the whole of Mount Pleasant. And they had to go past an existing Save On Foods on Cambie/7th to get to me.

The various conversions of Buy Low (Kingsgate) and Urban Fare (Olympic Village) to Save-on-Foods and the Nestors (Broadway & Kingsway) to PriceSmart have been discussed in the retail thread.

You probably got a flyer hand delivered if they were trying to avoid the Canada Post strike.

It only took 23 years! Children born in 2007 could conceivably have their own children entering kindergarten by the time the school opens.

I live in this area. My kid was born in 2013. We purchased a pre-sale in 2014, completed in 2016. At the time my wife thought our son would go to this school. I thought maybe part way through his elementary years...

Anyway, he's part of a group of students who are having some level of design input on the school... Probably more of a Ministry/VSB PR project.

He'll graduate HS before this school opens. Lots of families have moved out when their kids reach school age, others are forced to go way out of catchment. We won the lottery to get into the catchment school, but it's still very far away for elementary school standards.

The old proposal

If they keep a similar design it might look nice repeated at twice the height.

Yes, but I wouldn’t bet on it, it’s been almost ten years.

It's only a rezoning. This is how its done in other Canadian cities. Apply for a rezoning is miles away from a design stage.

And it's only a text amendment because the original school was expected to be 3 storey, and smaller, than the building that's now proposed. The application says that apart from the arrangement of buildings, and the location of a rooftop covered play area, all the other design aspects of the building including materials and shading devices will be in the development application.

Mentioned in the New St Pauls Hospital thread but that old derelict shed is being demolished.

Vancouver realtor wants $2 million for False Creek lot that's valued at $1,500 and likely can't be developed

A Vancouver realtor is asking $2 million for a large, oddly shaped tree-lined lot in South False Creek that has an assessed value of $1,500 and is earmarked as public open space.

According to B.C. Assessment Authority records, the 16,500-sq.-ft. lot at 500 Starboard Square has been valued at just $1,500 for the past five years.

Real estate consultant Michael Geller, who worked on the original development of South False Creek, said that under the 1983 False Creek Area plan, the Starboard Square lot for sale has been set aside for public space and cannot be developed.

Geller said the lot was listed for sale last summer at the same asking price, but was delisted. It was re-listed on July 28.

A relic of False Creek's industrial past is coming down

The giant wooden beams that held up the structure will then be stored, with the goal of rebuilding it as the surrounding area is redeveloped.

“The Wilkinson Steel building is being carefully deconstructed as part of a plan to preserve and eventually restore its heritage elements for future reassembly in the same neighbourhood,” said an email from the city.
