KANSAS CITY | 800 Grand | 385 FT | 25 FLOORS

At 8th and Grand sits a vacant parking garage that's slated for demolition. The BR Companies of Los Angeles revealed a 25-story, 385ft tall tower with 318 apartments, 24,000sf of retail space, and a 438 space parking garage last fall. Hoefer Welker, a local firm, is the architect. JE Dunn will be the contractor.

This week, new information came out and the project grew in scope to include the neighboring Scarritt Building (regarded as one of the first "skyscrapers" in Kansas City) and Scarritt Arcade. Those buildings will be converted into a 167-room "UMusic" branded hotel. The project now also includes a music recording studio for Universal Music, a 1400 seat music venue, and 4000sf of additional retail space.

This week, PortKC approved the early inducement of bonds for the project totaling $480 Million. The developer intends to seek additional incentives from the City for the Scarritt Building renovation and they said that component will set sail first due to the building in a very poor state of repair. Both the renovation, and the tower, will completed in 2-phases over the next 5 years with the tower's construction commencing shortly after the renovation begins on the Scarritt's hotel will feature some amenities in the new tower.

The visit to PortKC was the first big step in the approval process for this project. A formal development plan application has yet to be made to the City. A traffic control permit for the demolition of the existing parking garage has been applied for.

800 Grand will be the tallest building built on the Northside of Downtown since the federal courthouse. Because of its location on the crest of a hill, it will change the north facing skyline. It is the second new high-rise actively proposed in the Downtown Loop. The other is 4 Light at 14th and Baltimore. This is the first true, new residential high-rise proposed in the downtown loop outside of the Power and Light District. The nearly half a billion dollar development cost will make the new tower and Scarritt Building & Arcade redevelopment among the most expensive project in recent Downtown KC history.

Nice tower. Though the height looks shorter than 385 ft.
