It's MLB or Bust I'm afraid. Even if they move RSL there, it won't make up for losing the Bees.

They've been planning the specifics on the development for this site for a few years now. Hopefully, this means that construction is just around the corner. Seems like Murray is finally going to get moving on a downtown revival. A lot of planning activity lately.

Central Metro - Redevelop/Repurpose - Murray

Zeke Peters Reporting - Full Article @ BuildingSaltLake.com - Murray plans mixed-use for the old City Hall site along State Street -

...The old city hall, once the historic Arlington School, is located at 5025 S. State Street. After many rounds of community engagement on what to do with the site, the city finally determined to choose the proposal made by Triumph.

The proposal, named Murray Theater Plaza, includes 180,000 sqft of medical office space, space for two restaurants, about 99 condos, and townhomes, all owner-occupied, and central plazas that bring it all together with seating-flexible open space and outdoor entertainment areas.

Also, a European-style tower...

...The project would add for-sale housing, restaurants, and an anchoring site for Murray’s downtown core. This would enhance the existing surrounding uses, including the Murray Theater and the Murray City Park to the east of the site.

I don't get where this Venetian type of tower is coming from, and especially at that scale.
Why?! How does it relate to anything in that vicinity?

Yeah...seems weird especially since it's not even the current city hall lol

I thought maybe they were playing homage to Arlington School, which was on that site before the original city hall ... but nope:

I don't really care about relating to anything around it, I just think things like that usually end up looking tacky and cheap. It's a relatively easy way to create a distinctive "landmark" I guess.

The rendering looks Las Vegas-y but hopefully as long as it's simple and brick it will at least look okay. I do not think the scale is a problem as its like right across the street from the massive IHC campus as well as various apartment and office buildings... but it is random and strange

Took some photos from some of the development around Murray recently. There's quite a bit of construction going on around.

Current Apartments - 305 Unit, 5 retail spaces
Recently completed near Murray Central Station

A little intimidating from the pedestrian level.

The Focal / 4800 Lofts - 371 Units, 3 retail spaces

Publicly accessible patio space

Stand alone retail building

Final building nearing completion

Final building from Galleria Drive

Old Galleria/Fun Dome/AISU Site - 600+ Units, 3-7 story buildings mixed use

In addition to these projects, there's at least two more under construction right now in the Fireclay area, plus a number of townhome projects around the city. In all, I reckon that Murray is close to having a thousand units actively under construction (~750 apartments + ~200 townhomes), with another thousand close to starting construction (Galleria site, Old city hall, Best Buy site, etc). The only thing is that none of them seem to be in Murray's core city center, despite years of planning for that specific area.

Have we seen what's coming to the Best Buy site? I wasn't sure if that was going to be commercial or residential.

For the old Best Buy site in Murray - are they redeveloping that entire complex? Or only the portion that used to be Best Buy?

I haven't seen any official renderings yet, but from the property owner's website there's this image that gives an idea of the overall massing, though I reckon it's more a placeholder rather than what the final design will look like.

https://howlandinc.com/projects/

As for the rest of the property, it sounds like they're planning for at least two residential buildings along with multiple new dining spaces across the site.

This is the Murray Journal article with the owner's plans for the site.
https://www.murrayjournal.com/2024/05/07/490897/what-s-the-best-use-for-the-old-best-buy-location-

For the Best Buy/Barnes & Noble site it states that "Howland envisions building somewhere between 360 to 400 housing units, with a mix of micro, studio, one-, two- and three-bedroom dwellings." in a building with "five levels of living over a two-story concrete parking structure, and ground-level townhomes in front of the parking so it doesn't look like a parking garage.”

Also from the article - "Construction on one-of-three planned new restaurants will begin within the year, a collaboration between Bonefish Grill and Outback Steakhouse. The new structure will be 10,000 square feet of shared dining space, where customers can dine in and order from either restaurant’s menus.

After construction is complete, The Pointe @ 53rd will no longer be “one long shopping center” but will have two separate apartment buildings with traffic flow through the middle, including a pedestrian walkway accessing the retail, dining and courtyard areas.

Employees and residents will be required to park in the garage structure located behind the shopping center, which will boast 1,300 new stalls, leaving room for the restaurants and retail in front, facing west toward State Street."

So it sounds like there's plans for another residential building down the road, as well as more changes to the current parking lot.

---
I'm interested to see what they come up with and how it'll compare to what the city has chosen for the downtown site as this site has potential to be more impactful and interesting. Both sites are around the same distance to Murray Central, but the Best Buy location will be denser and have a wider of shops nearby to support it.

Thanks for the information, I had missed that completely. Not the most exciting, but increased density adjacent to Murray Park isn't a bad thing either, considering what it's replacing.

Let me chime in here and mention that the project at the former Murray city hall site has had some design changes since those renderings were shown. The bell tower looks a little less "Venice" than before, and they've added some midrise condo (yes, for sale!) towers on the south and east sides. The two restaurant spaces are at the base of the bell tower and they intend to be able to close the parking lot behind it and have a "plaza" space occasionally.

There is a large underground parking structure that is shared between all of the buildings, and the brick-faced townhomes will actually have individual garages that back into the parking garage.

Thanks, Atlas. I think this looks good. At least it is a big improvement from the original plan.

Agree, I like the overall changes much better. Also, the tower design makes a lot more sense for that area.

I sit next to the team at Think architecture that is doing the new res. buildings adjacent to Murray Park at the former Best Buy site. It also sounds like I'm going to be roped into to it and help finesse the design.

Driving up I25 through suburban Denver made me a bit jealous for SLC. They had multiple pockets of towers of varying heights. SLC has a few 5 story buildings scattered about. Hopefully that changes

It likely won't. Suburban Salt Lake has to have one of the most aggressive NIMBY populations out there.

Sandy is a great example of this. They have taken a massive step back over the years. Remember when leaders were advocating for high-rises and building out a dense core?

Yeah - not anymore.

The best hope for anything substantive height-wise outside of downtown remains the Granary District (if you don't include it as downtown), the Power District and SugarHouse. Outside Salt Lake City proper, I could see Millcreek (tho they're limited in land) or Holladay ... maybe West Valley (and I have little hope for the prison site out in Draper having anything remotely 'tall').
