New Renderings Offer Additional Views of 315 Mulberry Street in Newark, New Jersey

Designed by INOA Architecture and developed by KS Group and Giga Holdings, who submitted project plans to the city’s planning board for review a few weeks ago, the master plan will make it the tallest buildings in Newark yielding 1,008 rental units. It was last reported that the first tower will house 427 units over 51 stories, and the second tower will contain the remaining 581 units with a similar architectural height. Other aspects of the project will include a multi-story podium featuring commercial space and a parking garage, along with various indoor and outdoor residential amenities for residents. The site is bound by Mulberry Street to the east, Beach Street to the north, Orchard Street to the west, and East Kinney Street to the south.

The main rendering is an aerial perspective looking east above the two twin glass skyscrapers. This showcases the unique geometric design of both towers covered in reflective floor-to-ceiling glass and thin light-colored panels that highlight the edges of the angled outer walls. Between the offset structures is a landscaped outdoor terrace above the podium, which itself has a number of rectangular spokes that extend out towards the street. An open-air parking lot, and several narrow and wide holdouts and empty parcels are scattered across the city block and contribute to the irregular outline of the base. Meanwhile, three sloped surfaces along the roof lines of the skyscrapers appear to be covered with photovoltaic panels, while the rest of the rooftop will be home to mechanical bulkheads and HVAC units tucked below the parapet.

Here we see the project looking north towards the downtown Newark skyline with other INOA-designed buildings visible on the horizon.

I like the towers, but the base not at all. Also lose the surface parking lot. Otherwise, nice looking towers.

I like that we get the other new towers in the rendering.

Newark sort of offers an ideal template for such designs. There is a lot more land to play with as well. Newark has the potential to be Jersey City on steroids. Was only a matter of time before the Jersey City spread creeps Westward. Untapped potential for a satellite city.

Jersey City for example built more units than Manhattan as of recent, and the NYC demand has to be satisfied on the NJ side as the city just isn't doing enough to quell it. Only a matter of time before Newark booms big time. The framework is in place and there is a decent amount in the pipeline. Just a matter of shovels on the ground.

And not just in Newark but along the rail lines as well. NJ is undergoing a big multi-housing boom at the moment.

That is absolutely right. The amount of development in the past few years right across the river in Harrison, NJ, is also remarkable.

We took Amtrak to/from DC this past weekend and stopped at the Princeton Junction station on our way back. There is significant TOD development at that station as well.

I had to go Jersey City for a meeting yesterday and I am impressed with both how diverse Jersey City is and how much new development there is.

Same here. The towers are great, but the concrete base does detract from the design. However, Newark need something and this is a start and I'm willing to see this tower built, even with the concrete base.

Even if you had to build the rough base, I would rather see more indoor parking space than surface parking. This site is also very close to Newark city hall.

Newark Approves 1,000-Unit Mulberry Pointe Development

During their May 20 meeting, Newark’s Central Planning Board approved an application for a project known as Mulberry Pointe. The land is across the street from the U.S. District Courthouse and spans just about 1.1 acres; the properties include 7-9, 11, 13, and 15 Beach Street; 313-315 Mulberry Street; 50-52 East Kinney Street; and 36, 38, 42, and 44 Orchard Street.

The project comes from KS Group and GIGA Holdings, who are behind several of Newark’s biggest developments including the Summit Tower. INOA Architecture, which has worked on plans for several towers in Newark including Halo, designed the project.

The matter was first heard by the city’s Central Planning Board in March but ended up being tabled. Attorney Rob Simon, who represents Paramount Properties and other nearby owners, objected to the development during the meeting by claiming that improper public notices were provided.
