VIRGIN HOTELS TO BEGIN CONSTRUCTION ON 40-STORY BRICKELL TOWER IN 2020 WITH CO-LIVING & ‘CROWN JEWEL’ ROOFTOP LOUNGE

The project will include a 3-story rooftop lounge and pool that will be open to the public, according to Afar. The terraced lounge will be designed to feel like a conservatory and will be the “crown jewel” of the building, Virgin’s CEO says.

Also planned: Funny Library Coffee Shop, a beer garden live music venue, spa, a Commons Club restaurant, bar and social club, and 15,000 square-feet of meeting and event space.

The development will be built at 1040 S. Miami Ave, across from Brickell Flatiron, a block away from Mary Brickell Village and two blocks from Brickell City Centre.

The hotel will have 250 rooms.

There will also be 15 floors of furnished residential space with 150 units, including micro units (under 400 square feet) and co-living units with three to four bedrooms. Residents will have access to shared kitchens and living space, and will also be allowed to use hotel amenities.

A car elevator system is planned for parking.

Virgin Hotels is headquartered in Miami, as is the soon to launch cruise line Virgin Voyages and Virgin Trains USA. An end-to-end experience is planned for hotel guests, cruise passengers, train passengers and Virgin Atlantic Airways passengers.

A second Virgin Hotels is also planned in South Beach.

BLUR Workshop of Atlanta is the architect. Blue Jay Capital of Key Biscayne is the developer.

Groundbreaking is scheduled for 2020, with completion in 2023.

There are only sneak peak of renderings released by ODP. Specifications are unknown. The Prosper Group bought the site for 40 million this year.

Prosper Group and Forte Development have submitted a pre-application for an 80-story mixed-use tower at 1040 South Miami Avenue in Miami’s Brickell neighborhood. The proposal, filed under Miami-Dade County’s Rapid Transit Zone (RTZ) program, outlines plans for a 945-foot-tall structure comprising residential, hotel, and retail components. The site, previously earmarked for a Virgin Hotel project, is located approximately one block from the Brickell Metromover station.

The development is set to include 250 condominium units, 48 condo-hotel units, 100 hotel rooms, approximately 1,900 square feet of restaurant space, and 322 parking spaces. The total gross floor area is estimated at 1,084,278 square feet. ODP Architecture & Design is listed as the architect for the project. Finally, a tower without a gargantuan podium. Or did they integrate it into the design? Either way, it looks great.

It appears to be off to the side, however, the renders don't capture it well. From the article:

"Between the structural frame, around the parking levels, copper-toned perforated metal panels are arranged in a folded and undulating pattern. These panels introduce depth and texture while visually tying into the cladding of the parking podium, where the same diamond-patterned, faceted screens repeat at a finer scale. Floor-to-ceiling glazing framed by copper-hued mullions completes the façade, with horizontal slab lines expressed to create a clear rhythm throughout."

It's a shame that the horrendous BK nearby won't be redeveloped any time soon. This area is getting some very nice towers (although the huge podiums are terrible).

Yup, too bad that 78 floor proposal never happened. Fun Fact, I did the architectural drawings for the Chipotle across the street from BK.
