Turns out the City approved variances for a modified design of this building and about a half dozen neighbours are appealing it.

Main concerns are scale of the building and insufficient parking.

Just wondering.....will I ever see a post that says "no neighbours are appealing the design"...??

I can't drop any renders like Wpg_Guy but did notice that there is a variance application for another multi unit proposal in the Village.

This one sounds like a 20 something unit building being proposed on Gertrude on the site that currently has the Brick House gym.

The variance application is for 414 Gertrude Ave, which is the location of Better Than Nature garden center. Brickhouse Gym is at 418 Gertrude Ave. So it looks like the building where Better Than Nature is will get knocked down. Not sure if the development includes any of the adjacent buildings or not.

Piles have started at 157 Scott St. Nice to see the foundation start right after demolition.

I noticed that the house on the north side of Stradbrook, basically at the south end of Wilmot Place (580 something address?) has been torn down with the lot fenced off.

Assuming a multi-unit build is going in there. Has anyone seen any renders of it? (cough...Wpg_Guy...cough)

Could it be this location - 589 Stradbrook?
3 storeys, 8 units.

The lot has been cleared so I imagine construction will start soon. Looks like another nice infill for the Village.

^Definitely one of the nicer buildings I've seen recently. Also I love the winter-time rendering haha.

Winter rendering that shows the building with its actual neighbouring howses with a dirty truck out front.

Very different from the usual Chinese outsourced renderings where everything around the proposed building is lush and beautiful and the streets are lively and filled with people and every car is a Porsche

^ I bet they had the typical render done, saw it, and figured it looked better in a winter scene.

I imagine the white and black straight lines looks kinda cold and stark in a summer scene.

As an aside, I noticed the Gem redevelopment plan on the city centre page, seems like a bit of a missed opportunity having so much low rise, a parking lot fronting the whole property along the BRT line and from what I can tell, not a single CRU. If you're going to have upwards of 3000 to 4000 people living there, you'd think it'd be able to support a café or a corner store.

I love the idea of more CRUs everywhere, but it seems like the economics of them isn't shaking out for the best. Lots of empty storefronts in new builds all over the city. I've heard the value of commercial properties hinges on how much rent they're charging, so it makes the owner's books look better to keep the advertised rents high and units empty and hope that a dentist, pet valu, or shopper's eventually moves in, rather than lower rents and let smaller business fill the void. Anyone know if that's close to true?

Cross pollinating threads a bit here. But Station Place 02 has 3 CRU's fronting to Jubilee Station.

That area master plan from GEM was the original from 2014.

I don't believe they are even involved in the Yards at Fort Rouge anymore. I thought they sold or traded their stake in the Yards Development to acquire the land in the Fulton Grove Development.
